Several major problems
I lived at Wyman Park for a few years, but I was definitely ready to move out when I did. Any prospective tenant should watch out for a few things:
1. The walls are thin, so you'll hear *everything* your neighbors do. How thin are the walls? I could hear one of neighbors urinate! Seriously, you'll hear everything. I had an international salesman move in next to me, and I couldn't sleep through his 2am sales calls, so I had sleep on my couch for the last couple months I was there.
2. The... management regularly resurfaces floors between tenants, but they don't use proper ventilation, so all the nearby apartments fill up with toxic fumes. Every month or two, I'd have to stay with friends because the fumes coming into my apartment were so bad.
3. For the winter of 20-21, the management kept the heat at a steady 81 degrees. There is some issue with the boiler that they're unwilling to spend the money repairing. I'd wake up sweating in February. To some extent, you can moderate the temperature by opening the windows, but that's wasteful, and several houses across the street use their fireplaces, so your apartment will smell like a campfire.
These are just the big issues. There are others, like the elevators break every 1-2 weeks (often when people are moving), there are a growing number of noisy dogs, the hot water temperature varies by 20 degrees while showering, and street parking is limited. Also, getting my deposit back was a hassle, so watch out for that.

Has some serious downsides
While I really enjoy the location of the Wyman Park building and I'm overall pleased with the unit I live in, there are some serious issues here. Things are always out of order. The elevator (which has an expired certificate of inspection anyways), the change machine, the machines in the laundry room - frequently all at the same time. Hard to consider them amenities if you can't even use them. I've also had issues with some shoddy workmanship within my unit, like paint chipping and falling, and... issues with plumbing in the kitchen and bathrooms. Some maintenance requests get fulfilled very quickly, but some have taken a couple weeks. I really want to like this place, but it needs some serious TLC.

Historic space, minus the amenities
I’ve lived with Real Estate Dimensions for 6 years, and 3 of those years were in the Wyman Park building (in a studio and then a 1-BR).
Awesome location for people who want to live in the city without the downtown rush. Gorgeous edge of Hampden and Roland Park, very green, and relatively safe. Street parking but spacious (2-hours only during the day on weekdays).
I’m going to lead with the downsides, because a few things might be very significant dealbreakers for a lot of people, and you... should know this up front. What makes this place so reasonably priced is: 1) *no air conditioning*, 2) *no dishwashers* in the kitchens, except for possibly some units, and 3) *coin-operated laundry machines*, which are in a basement that is probably haunted. For some people, those three things alone will make it a step down even from college dorm life. This is antique city living.
If you’re still reading at this point, the good news is that the rest is pretty rosy. There’s a ton of surrounding lawn and outdoor park space. Cats are allowed (dogs are not, but are in some of RED’s other properties). The interior is very early 20th-century. That said, you need to be okay with “shabby chic”; the hallways are a little dark and drab. There’s a secured room for receiving packages, and you have the benefit of the main leasing office right in the front lobby. Staff is responsive, and I’ve always had immediate maintenance (plus emergency on-call after hours). The units are nice inside, and they have character (I’d call it “modest historic”), despite ambient apartment noise. I’ve never had a roach or a rodent problem. Gas and electric is very reasonable, and they *cover your water and heat*.
The ideal person I’d recommend Wyman Park to would be a low-maintenance, 20-something grad student, artist, or early professional. It will undeniably save you a lot of money, and is a good “starter place” (no pool, rec center, or other trendy amenities). Could also recommend this to an older person who is looking for quiet living.

Great place, staff, and top location!!
We have lived in Wyman Park apartments for about 2.5 years during my postdoc at Johns Hopkins. The location is great, bounded by the park and a lovely leafy street and within walking distance to Hampden (shopping/restaurants), Johns Hopkins University, and (organic) supermarkets.
The building has great charm -- our daughter particularly enjoyed the great lawn and nearby Wyman Park! The staff is very friendly and maintenance requests are done promptly as are any other requests that you might... have.
We were sad to leave our apartment at Wyman Park as we had a wonderful time here thanks to Chris, Vicky, Flo, and all other staff of RED! Definitely recommended!!!

Great location!
We lived here for 5 years and it was overall a great experience. The building is quite old, but maintenance requests were processed in a timely, professional manner. They are making upgrades slowly but surely. The staff are super friendly and willing to work with you. It is located on a quiet street with good parking and walking distance to the Rotunda and the Avenue. We would definitely recommend this place!
