We’re looking for a reliable, hands-on individual to live in a... small 9-unit apartment community as a caretaker tenant. This unit is simple, functional, and comes with affordable rent in exchange for light property upkeep.

Caretaker Incentive:
• Rent discounted to 15% off a month
• Optional paid projects for approved work ($18-$22/hr)
• First right to move into future upgraded/renovated units

Required Duties (included in rent credit):
• Weekly property walk & text report to owner
• Keep common areas, parking, dumpster, entrances, and bon fire pit tidy
• Monitor parking and outdoor rules
• Notify owner of leaks, damage, or safety issues
• Replace smoke detector & keypad batteries, light bulbs
• Spread salt in winter and shovel walk way.
• Tighten small hardware, patch tiny drywall spots, touch-up paint
• Meet scheduled vendors to provide access
Optional Paid Duties (owner-approved):
• Unit turnover & cleaning
• Installing owner-supplied upgrades
• Larger maintenance projects beyond weekly routine

Ideal Candidate:
• Handyperson, retiree, contractor, or someone experienced in basic property maintenance
• Reliable, responsible, and enjoys independent work
Screening: Background check required.

Tenant Requirements:
• Must have a clean background and no prior evictions
• Monthly income at least 3x the rent
• No smoking
