Just signed my 4th year lease! I can't believe how fast time has flown by its been amazing being apart of this community. I can't imagine where I'd be without the dedication of the management office, and the maintenance crew. Thank you so much for everything.

1st year here was peaceful. 2nd year was anything but. Now with the 5th property manager within a year things are finally getting addressed. Go Z! But, Hom Flats no longer meets our needs, we have decided to move out at the end of our lease. Good starter apartment. ADA apartments available. Pickle ball court and fenced in dog areas. Big courtyard and playground. Comfortable parking lot, neighbors will hit your car. Mailroom: USPS mail is always delivered correctly. Noise complaints will not be... addressed. Anyone can come in/live with a resident many undesirables. Trash shoot inside the buildings: not available for over 1 1/2yrs. Firepit: not available for resident use, Game room: was destroyed by residents. Mailroom: the package concierge is rarely used by delivery services, the majority of packages end up strewn on the floor and many get stolen by neighbors or Falcon Wood residents in broad daylight. Warning: all the amenities they promise and you pay for are not actually available.

There are nice amenities here. There is a business office to utilize and a nice printer. The game room is spacious and there is a nice exercise room. One building has an art room and the other has a toddler room that parents can utilize and their are dog bathing areas for your animals.

It's not okay. It's not kind to your residents. You will likely regret having to deal with the resident complaints. Also, much of the functionality is terrible.

This is an apartment community. You will hear all kinds of noises. I can't speak for everyone but in my building on my floor on my end...well all try to lookout for each other. As does the management. Every apartment complex will have issues but ours isn't so many that it is unbearable. I have been her for four years going on the 5th year, I DO NOT see me moving anytime soon except into a 2bdrm (My grandkids are boys!). The management team have monthly activities and several community spaces (in... every bldg).
