Woodward Court Apartments

I would strongly recommend avoiding Woodward Court, Philamer, and North Royal Oak. All three properties are managed by the same company, and unfortunately the same issues exist at all of them.

For the longest time, there was rarely anyone available in the office to answer questions, help tenants, or process work orders. Getting anything handled was unnecessarily difficult and often felt like tenants were left to figure things out on their own.

The rules are a joke and are enforced selectively.... Tenants are told they cannot smoke in their units, yet employees openly smoke on the property without consequence. The same double standard applies to vehicles. Management can store and work on non-running vehicles, while tenants would likely be cited for doing the same thing.

Professionalism is severely lacking. Employees have openly argued in front of tenants on multiple occasions, and management appears to tolerate behavior that would be unacceptable in most workplaces. The office often feels more like a hangout spot than a professionally run apartment community.

The emergency maintenance process is equally frustrating. There is little point in having an after-hours emergency number if nobody answers it or if legitimate emergencies are simply told to wait until morning anyway.

Maintenance is inconsistent at best. Expect to make multiple calls because repairs are often delayed, incomplete, or need to be redone.

To be fair, Dave and Bryan deserve recognition. They have always been respectful, knowledgeable, and helpful. They answer questions, treat tenants professionally, and seem to genuinely care about doing things correctly. If more employees followed their example, these properties would be in much better shape.

The location is honestly the biggest positive. The pool could have been another, but it was often dirty or filled with loud, rowdy people.

Overall, these properties are poorly managed, poorly maintained, and frustrating to deal with. Save yourself the stress and look elsewhere. Read More

I am a current resident. I have rented a carport space at the back. Now when the snow comes, all the snow were shoved into the side but the stupid snow contractor pushed it all behind my car so My car is stuck. I tried calling the office nobody there on the weekend. Emergency maintenance no that was given was only for other purposes but it does not include anything about the snow plower. Nobody can be contacted while I cannpt get out of my carport. That’s what you call a great customer service.... Also this place always have issues with hot water coz Woodward have gas leak all the time. Will not be renewing my contract here as soon as it ends. Im going to start by saying, I am not one to post negative reviews that could actively effect another persons business (in this case, Woodward Court Apartments) but I have decided to make an exception because I would hate for anyone to experience what I have experienced during my two years here.

I had high hopes when I was informed that there would be new management taking over the building... those hopes were quickly shot down when the new management actually did take over. The staff was even... less attentive then the original management team and I truly did not think that was possible. If your sink is clogged, expect to wait 4-7 days for it to be repaired and make sure that you call down to the office 5 times to ensure they haven’t forgotten about you, because they do - often.

Rent has drastically increased in my time at this complex. It is now nearly double what I was paying originally. In two years, with plans to increase again which was my final straw and reason for leaving. Every year, rent increased. They made no changes to the apartments they increase the rent on. So all of your appliances are the same, no renovation has taken place and you’d still have your rent increase just to stay within the comfort of a home you’ve become accustomed to. New management does not care for its tenants. I repeat. New management does not care for its tenants. When you first come in, they talk the talk until they’ve finally sucked you into signing a lease and it’s all downhill from there. They appear to be very money hungry (I understand this is a business but when you are working with human beings... sometimes, just sometimes you should treat them as such). The office more often than not has people running it who have no idea how to answer any of your questions, then you have to wait for a chain of people to get to you. After all this waiting, you contemplate if you even have the time, energy or patience to continue to be persistent about whatever it is you originally came in for.

The friendliest people I’ve come into contact with here are the maintenance crew, they are the only people working on the property that seem to really care about the tenants. Our apartment was completely renovated prior to us moving in, so basically new everything: windows, cabinets, appliances, walls, everything. And it is beautiful! The staff here is delightful to work with, no issue goes by without a resolution. And you can't beat the price for what you get. So glad this is where we ended up!
