Requirements include (sorry for the long list but it might save both of us time!) 1. Applicant(s) must be at least 18 years old to apply for an available rental. Each adult applicant must submit a separate application form and complete the application in full. 2. No application fee. Instead provide your own credit report available to you for free online. Credit score must be above 630. Unfortunately "requirements" are not flexible. 3. Each applicant must submit a copy of their passport or driver’s license, or other form of legal identification, when submitting their application form. 4. Each applicant is required to provide copies of their last paycheck stub or proof of income or subsidy, or recent bank statement. Also submit a copy of last year's income tax return or similar documents. Individual applicant's total gross income must be a minimum of $2237/month and maximum of $4635/month. For two residents, total household gross income must be between $2685/month and $5300/month. 5. The owner reserves the right to reject applicants with pets based on a NO pets policy in the rental units and apartment building. Others in the building may have pet allergies and chose this building for it’s no pets policy. 6. Approved applicant(s) must pay, within 24 hours of approval, a $325.00 hold fee with secured funds only made payable to Noreen Olson. This hold fee will become part of the required security deposit when the lease is signed. In a case where the applicant changes their mind and withdraws his or her application, the owner reserves the right to forfeit the entire hold fee to recover for damages and other losses caused by the applicant's decision. 7. Applicant(s) must schedule time to sign the lease agreement and pay for the balance of the move-in (damage deposit) funds within five business days of approval. In case applicant(s) will not designate time to sign the lease agreement and/or not have the total funds requested, the owner reserves the right to reject the applicant(s) and forfeit the entire hold fee. 8. The owner refuses to accept applicant(s) with evictions, bankruptcies, or felony convictions in their application report / credit report. Applicant’s references must verify a consistent on-time rental payment history for the past two years and references which indicate the applicant is able to comply with all terms of the lease. 9. All of the apartments in the building are non-smoking apartments. The building is entirely smoke free. Tenants and guests may smoke on or beyond the sidewalk outside of the fence, not on the entry steps.
