Applicants screened according to following criteria: Rental application processed on all prospective residents. A $35 non-refundable application fee is paid per applicant.
1. Gross income should be 2 ½ to 3 times amount of rent, unless applicant demonstrates history of successful rent payment with lower ratio of income to rent. Prospect to have verifiable current employment history or verifiable source of income.
2. Credit check conducted to obtain info on applicant's past history of meeting financial obligations & future ability to make rent payments. If negative credit ratings are for medical issues, are more than 7 years old or tenant has valid explanation for negative ratings, they may be approved.
3. Criminal background check conducted. Applicants with a felony conviction for the following will be denied:
Manufacture or distribution of controlled substance
Sex offender & registered as such
First degree assault, first degree arson, armed robbery
4. Rental history is taken into account - applicant must have no outstanding debt to previous landlords or past evictions/unlawful detainers within the last 3 years.
5. False information on application may result in rejection of applicant.
6. Applicant to be at least 18 years of age.
