Quail Creek

My partner and I moved into a unit at Quail Creek in Nov '25. On our very first day of living here we informed property management of multiple sightings of oriental cockroaches, densely concentrated in our bathroom. Property management hired an external firm to clear out said pests. This treatment was effective only temporarily, about 5 weeks. Over the course of the past year we have begged for proper, effective treatment of our cockroach infestation to only receive 6 total instances of an… external pest control firm to briefly look around the apartment and spray. Not one of the 6 instances have been remotely successful, and we continue to beg Quail Creek property management to treat our (still ongoing) cockroach infestation properly. Because of the concerns of our health and comfort, we had to move early and eat the overlapping rent costs, since Quail Creek has offered no assistance in this matter.

Luckily, we did not observe any mold in our apartment. However, Quail Creek stipulates in their leases that treating mold requires tenant-side substantial financial barriers. This excerpt is from the Mold Addendum of our lease:

"There are many types of mold. Inhabitable properties are not and cannot
be constructed to exclude mold. Moisture is one of the most significant factors contributing to mold growth. Information about controlling mold growth may be available from your county extension agent or health department. Certain strains of mold may cause damage to property and may adversely affect the health of susceptible persons, including allergic reactions that may include skin, eye, nose and throat irritation. Some experts contend that certain strains of mold may cause serious and even life-threatening diseases. However, experts do not agree about the nature and extent of the health problems caused by mold exposure. The Owner, Landlord, Agent, and/or Property manager cannot and does not represent or warrant the absence of mold. It is the tenant’s obligation to determine whether a mold problem is present. To do so, the tenant should hire a qualified inspector that a.) holds a nationally recognized certification as a mold inspector, b.) is an “inspection-only” contractor. Inspector should not offer laboratory testing or restoration services in addition to mold inspections. c.) must use a nationally accredited third-party testing lab."
