LEASE TERMS & POLICIES:
12-month minimum lease. Move-in available immediately. Security deposit equal to one month's rent.
Rent is all-inclusive at $2,695/month, covering electricity (up to typical usage levels), natural gas, Starlink internet, water, sewer, lawn care, routine maintenance, and weekly trash pickup.
Pets: Dogs allowed (any size, max 2) with prior approval. $300 one-time fee per dog + $40/month per dog. No cats, birds, or rodents permitted.
Smoking/Vaping: Strict no-smoking property. Smoking or vaping of any kind (including tobacco, marijuana, or incense) is prohibited anywhere on the premises indoors, garages, porches, or outdoor areas.
EV Charging: No EV charging permitted on the property (no plug-in charging).
Maintenance Access: Routine quarterly maintenance will be performed (HVAC filter replacement, water filter replacement, dehumidifier service, and safety checks). All visits will be scheduled in advance and will not be disruptive.
Restricted Areas: The exterior storage shed, small barn, and barn enclosure fence are reserved for property use only and are not accessible to residents.
