The property includes a Main House with 5 bedrooms and 3.5 bathrooms, and a Guest House with 2 bedrooms and 2 bathrooms. The Main House boasts a king master suite with an en-suite bath, four additional bedrooms with a mix of queen, twin, and trundle beds, a game room with a pool table, foosball, and board games, a full kitchen, dining room, living room, sunroom, screened porch, balcony, and deck. The Guest House features two queen bedrooms, two full bathrooms (one en-suite), a gas fireplace in the living room, and a full kitchen and dining area. Both units include laundry rooms. The entire property comfortably sleeps 16+ with memory foam beds, daybeds, air mattresses, and cozy couches. The outdoor space includes a firepit, BBQ grill, screened gazebo, multiple decks, picnic tables, and private river access.

Strict quiet hours begin at 10 PM, with zero tolerance for parties, loud gatherings, or disruptive behavior. Violators may be removed by local authorities without a refund. No smoking or open flames are allowed inside the home. Skis, boards, and boots should be stored in the closets in the breezeway/garage entrance. No parties, special events, or guests not on the original reservation are allowed. Do not flush anything other than toilet paper down the toilets. Leave exterior doors and windows closed to prevent bugs and conserve heat. The temperature should not be set below 60°F to prevent frozen pipes. One pet is allowed for a $75 pet fee; any unauthorized or additional pets are subject to a $150 pet fee (3 pets max). Outdoor quiet hours are after 10 PM to respect neighbors and the town noise ordinance; any fines or violations issued by the city must be paid by guests. Use the on-site dumpster for trash disposal; excess trash removal will incur a $75 fee. Follow checkout instructions prior to departure. The hot tub is currently out of service and not available for guest use. Early check-in and late check-out are available for an additional fee.
