We lived here for a year with mixed feelings. The positives: perfectly located with lots of greenery including Cooper River Park, premium safe neighborhood, walkable to Patco/Haddonfield, and excellent James Johnson Elementary for kids.
The condo is quiet with a pool, small gym, and common room. However, the pool only opens in May (weekends only), then daily but afternoons only during summer break. No swimming on hot days in mid-May or September, no morning swims before work. The website... mentions shared bikes – complete nonsense, none available.
Houses are nice and spacious, but construction is problematic. Walls and floors are paper-thin – kids playing upstairs brought constant neighbor complaints and threats of fines. Zero tolerance, management won't mediate. Floors are crooked, nails stick out from stairs. Bikes must be stored inside unless you rent a garage.
The biggest problem: management. Four different managers in one year says it all. One quit before starting, two were extremely unhelpful – just sending complaints about parking violations, rarely in office, ignoring emails. Zero effort for residents.
Rental prices are among the highest in the area, bordering on unreasonable.
The condo has great potential if someone actually built community through events (Halloween, Super Bowl, Easter) and helped neighbors communicate instead of just filing complaints. Unfortunately, it's a wasted opportunity.

The one person, yes one person, barely answers the phone. Doesn’t respond to voicemails left and also doesn’t follow up.
The apartments are dirty, cheaply built and not worth how much they charge.

I, regrettably, lived here for four years. They pretend to be a luxury rental but are luxury in price only. I have rented over a dozen units across the northeast and this has been by far the worst.

The quality of the of construction is laughable. The ‘wood’ flooring is actually just a sticky picture that they put on cement and will peel off the floor. The walls are so thin that you can hear every single thing your neighbors do. My neighbor upstairs was playing with his dog and it shook my... walls so much my monitor fell off the desk. You can also hear said dog bark all night as if it is in your very bedroom. Along with the crappy walls is the crappy insulation. In the winter if you sit by a wall you will freeze to death. I would question whether any insulation is present at all. There are also numerous times the construction workers phoned it in and messed up the wall and ceiling but just put some plaster in the massive holes or missing corners and called it good enough.

The appliances are also a joke. The brand new washer broke three times and put more holes in my clothes than I can count. The kitchen faucet broke so many times that I ended up fixing it myself every week for the last year. The sink would annually leak in the cabinet below it. The shower had the worst hot water and pressure I have ever experienced anywhere in my life, and I include camping in that. The dishwasher would always leave residue on the things even if we cleaned it annually and would never actually dry your dishes. The refrigerator would freeze your food more times than not, even on ‘higher’ temperatures.

All of this fun for $100 rental increases every year for a 1 bedroom! Then we get to move out. They mandate that all people moving out hire a professional carpet cleaner and we are to provide them with the receipt on check out. We oblige and hire a professional apartment cleaner as well. We then checkout and they make it sound like all is well and we will get our deposit back in 30 days. Thirty days goes by and they magically took out half the deposit even though they never had any concerns during checkout. I call to inquire why and they said the carpet was faded so they had to replace it. Yes four years of sunlight will fade a carpet, you shouldn’t have chosen the crappiest carpet on the market then.
