Good Leak Fix - Bad communications The repair was performed fine.
However, the communication with the tenant could be improved.
Please note the following sequence.
1st: Mon, Jul 6, 2026 at 8:29?PM, we submitted a Maintenance Request #34542-1 for a leaky sink.
2nd: Mon, Jul 6, 2026 at 8:53?PM, (24 minutes later) we then received a ‘Notice to Enter” to inspect plumbing on Wednesday July 8th from communications@ridgetopapts.mailer.appfolio.us.
No other notice from Ridgetop management was... received.
We, of course, expected the plumber to arrive on Wednesday, July 8th.
3rd: On Tuesday, July 7th, a stranger shows up the morning, with no notice, no ID, or not wearing any kind of a Ridgetop uniform. He said he was from Ridgetop, and we just had to trust him that he really was.
He did a great job fixing our leak.
The Ridgetop maintenance office (or the associated AI app) did a bad job of telling us what was going to happen, or if a Ridgetop staff would come, or if or when a third-party contractor would show up to do the work.

OK now - worried about future
The new Tenant/Homeowner Portal Terms of Service of March 25, 2026 for the Ridgetop AppFolio app does not make me feel good about Ridgetop.
These new terms of service have conditions that we (the renter) are responsible for the accuracy of the new AI features that are deployed (see Section 8.4, accuracy of the AI agent). This is worrying as it seems to signal Ridgetop is planning to remove humans from the management of its properties. My experience with AI is that... when it is introduced, the quality of customer service drops quickly.
If a human being is reading this, I hope your job is not on the line, and Ridgetop will continue to provide quality local property management with real humans in Leonia, New Jersey.
