Cannot Recommend Living Here*
The tenant next to me ended up being an unauthorized occupant who resided there for approximately 1 year. This came to light after the man attempted to enter my apartment at approximately 4:00 a.m.
About a week later, I was the one who provided management with his name after locating publicly available records and his mugshot from the news.
I also reported a leak approximately seven months earlier. The water supply line connecting the toilet to the wall was replaced, but no additional… investigation was performed. Over the following months, I noticed an unpleasant odor coming from the apartment below me. I also noticed my floor appeared warped near the toilet.
When I reported it and asked that they check for a leak, I was immediately asked to sign a consent form for flooring replacement before someone even came to investigate the areas. Even after seeing the photos I had emailed to the office, the property manager told me it was "just wear and tear".
After I questioned that while signing the paperwork, maintenance immediately came to my apartment with a moisture meter. He measured approximately 58% moisture beneath the toilet and about 38% several feet away, where the floor also appeared sunken.
Several days later, the flooring vendor inspected the bathroom and found that water was leaking beneath the toilet when flushed. He explained that the scope of the repair had changed and the toilet would need to be removed. We discussed scheduling the work for the following week.
I was surprised when I received an email from the office manager accusing me of turning the flooring vendor away. I responded that I had an audio recording of the conversation and would be happy to provide it if there was any confusion about what had actually been discussed.
Given the persistent odor from the apartment below, I expressed concerns about the possibility of mold and requested that the area be properly evaluated.
Throughout the ~18-minute visit, I was repeatedly talked over. The maintenance manager did most of the speaking instead of allowing the remediation vendor to answer questions. During the interaction, he pulled up sections of the vinyl flooring in what I perceived to be an aggressive manner, rubbed the flooring and his hands together while saying, "Look, it's dry. We aren't BS'ing you," and struck his chest with an open hand while stating, "I'm the floor man." I found the entire interaction overwhelming, disrespectful, and unnecessarily confrontational.Review from Apartments.com

Thank you for sharing your concerns. We are sorry to hear that these experiences left you feeling unheard and without confidence in our team. Resident safety, respectful communication, and the timely resolution of maintenance concerns are all… priorities at here at Resort at Coronado Ranch.
We take reports involving potential unauthorized occupants seriously and must address them through the appropriate procedural and legal channels. We also investigated the reported bathroom and moisture concerns, coordinated inspections with qualified third-party professionals, and adjusted the scope and scheduling of the repairs as additional information became available.
We recognize that following established procedures does not lessen the importance of clear communication or how an interaction makes a resident feel. Your concerns regarding the service experience and staff communication have been elevated to appropriate regional leadership for further review.
Because this matter involves private resident information, personnel concerns, and other confidential details, we are unable to provide a more detailed account in a public forum. Our team remains committed to addressing any outstanding maintenance needs and continuing the conversation directly and professionally, so please reach out to us at resortatcoronado@conam.net or (702) 435-7776 in the meantime should any other issues arise.
