2024-2025 REVIEW of VIVA AND MANAGEMENT

THESE APARTMENTS SUCK! First they told me that all utilities were included then slowly each month I had more charges on my rent unrelated to any damage or fees. The way they charge you for energy is that they split the quad into 4 payments so you each pay your part but if someone uses more energy that month it’s all on everyone. The management sucks, they take forever to fix anything. The laundromat is extremely expensive. Someone broke into our quad and management didn’t even wanna compensate a… roommate for their food that was stolen. Sometimes the ac doesn’t work but all they will do is turn up someone else’s ac in the quad to make it colder but it just ups the energy cost. When the ac blows in the summer it seems so spread out like we’re dying for it to come on. All neighbors are angry parents or old nosy people. Management can be very unhelpful, unhappy and rude. Management is always monitoring what someone’s is doing in the quads aka smoking weed or bringing friends over. The gym is uncomfortable to use as the people in the leasing office can hear each and every machine being used through the open door. If you’re considering these apartments, HIGHLY RECONSIDER!!!! There are 1 bed rooms for the same price in Vegas or maybe a little more. This isn’t a bang for your buck AT ALL!

Management is unreliable. They make it very unpleasant to live here. Would not recommend to anyone.

Dont expect the leasing office or property manager to do anything about amything

They did a "sweep" of the apartment before allowing me to move in to make sure it was ready and somehow missed that there was no shower head entirely. Its more of a dorm than an apartment as you share the bathroom with 1 other apartment and a kitchen with 3 other apartments. It was known that I have lung/breathing issues and they still moved a HEAVY smoker next to me who smokes cigarettes and weed 24/7 and it gets through the vent, under the large door gaps, and through the walls. I have towels… under the doors and my bent taped over and a fan blowing out the window and still my apartment wreaks. I. Get headaches, have to breathe through a towel or your the window and my chest hurts and my stomach feels sick. I even presented the manager with proof of medical issues like she asked and she still refused to move me. They clearly dont care about tenant health. DO NOT COME HERE.

I Love this PLACE!!!!

Going almost 5 yrs. living here, never had a problem if anything brakes, they fix it right away. I like new management team, best community I’ve lived in Vegas so far and also is very close to my job at the strip

Amazing Property

I love this place! It's so quiet and is in an awesome location. I am fairly new to the city and the office staff made the whole process extremely easy. I had only one issue and that was with my toilet. The maintenance came the same day fixed the problem! I totally recommended this place!!!
