Beautifully architected space, but poor construction quality and cheap finishes have left building riddled with problems. Management / investment company was financially impacted by COVID pause and is slow or reluctant to admit or address issues. Large portion of building is rent lottery program and the balance of tenants in the upper floors have overpriced rent to make up the financial difference.

Does not have 24 hour doorman, door handles fall off, dryers take many cycles to dry, strong... odor throughout that building masks with high end air freshener, (maintenance comes regularly to address) dogs often run free on rooftop and sit on furniture in common space, marketed as a non smoking building yet frequently has marijuana smoke in elevators, roof and fire escapes. Apartments drafty. Utility bills are abnormally high for new construction.
