Enjoy multiple outdoor spaces including decks and a porch, signature stone ledge walls integrated into the landscape, and a fire pit for evenings under the stars. The home has a bright, open main level combining kitchen, dining, and living areas, with sliding doors leading to both the front porch and back deck with a barbecue and outdoor dining. The entry is through a mudroom area with coat storage and a half bath.

Set on 20.5 acres of woods, meadows, and natural landscape, this home offers private trails, stone walls, and fern-covered paths to explore. It's located 19 minutes from Plattekill Mountain and 24 minutes from Belleayre Ski Center, near wedding venues, hiking trails, and outdoor recreation. It's also a short drive to Catskills towns, shops, and dining.
There are multiple levels and stairs throughout the home. There is no air conditioning, but the home was designed to take advantage of cross ventilation and the cool mountain air. Quiet hours are from 9:00 PM to 8:00 AM, and outdoor noise should be kept to a minimum. No parties or events are allowed, and the guest count must match the reservation. Daytime visitors require prior approval. One dog is allowed with prior approval and an additional fee, but no cats are allowed. The check-in time is from 4:00 PM to 10:00 PM, and check-out is at 11:00 AM. No changes to check-in or check-out times are allowed during holidays or from Memorial Day through Labor Day. Early check-in or late check-out may be available outside of these dates with advance notice and approval, subject to availability and an additional fee. There is no cell service at the house, so enable Wi-Fi calling before arrival and save or screenshot arrival details (address, door code, Wi-Fi, contact info) in advance. A vehicle is needed to enjoy the countryside, as there is no or limited Uber or cab service in the area.
Located in a rural Catskills setting with active wildlife, common sightings may include deer, raccoons, foxes, and coyotes. Insects and occasional rodents are part of the natural environment in rural areas. While the home is professionally cleaned and maintained, sightings of ants, insects, or signs of wildlife may occur, especially seasonally. Do not leave food or trash outside or unattended indoors. During winter travel (October–April), rural, mountainous roads can be unpredictable, and AWD, FWD, or 4WD is required, as are all-weather tires with good tread. Avoid rear-wheel drive vehicles in snow or ice. The driveway is plowed and shoveled every 3–4 inches of snow, and a shovel is provided for guest use. Salt is not provided, and guests are advised to bring some if needed. The property is on a private well and septic system, so no outdoor hoses, sprinklers, slip and slides, or kiddie pools are allowed.
