Mediocre but you can't beat the price
The location is excellent; LIRR is two blocks away. The rent is reasonable, as are the annual rent increases (some years there wasn't even an increase). The neighborhood is nice and safe. The interior of the building is clean, for the most part, but not very well maintained: plaster and paint crumbled off one of the walls of the hallway on my floor a few years ago, and still hasn't been repainted (talking about an area that is multiple square feet in size). The floors are paper thin; be... prepared to hear every move your upstairs/downstairs neighbors make, sometimes you might even hear their conversations. The Super lives in the building, but a lot of time he is working at other properties. As far as repairs go, you might have to wait awhile, unless the problem is incredibly urgent. I had cracks in my ceiling for over a year before they were fixed. The repairs are usually serviceable however sometimes I question if any thought at all was put into them. For example, I needed my ceiling repainted (after the aforementioned cracks were fixed). The super painted half the ceiling (literally half the bedroom ceiling and half the living room ceiling); five weeks later I'm still waiting for the someone to finish the other half (the super was on vacation for 4 weeks out of 5 if that matters). The ownership is generally pretty good about respecting your space; however recently the super did enter my apartment for a non-urgent matter (painting half the ceiling) when I wasn't there, after I explicitly told him that I would have to be there when he painted. Don't expect to get a call back from the management office, I've been here about 13 years and not once have they called me back. I will say that the manager in the management office is generally somewhat responsive to email; sometimes you may have to wait a couple of weeks, but late is better than never I guess.
