Abysmal building
The review from 2 years ago was clearly a ploy by management. This building is a shambles. Set to be under renovation for the next 12 more months (end 2018) which judging by the progress over the past 12 months could be extended way out. Constant water disruptions, noise and dirt related to renovations. Recurrent roach infestations. New management show no signs of improving the place or honouring any of their claims.

not good
I lived here since 06/2016 and so glad that I am moving out within a month.
Cons
1. POOR management
- As someone below mentioned before, the building had major gas disconnection for almost two months. It took so long to fix this issue and only small amount of compensation was given.
- WATER INTERRUPTION!!! It happens so often (once a week these days). It's so annoying for someone like me who often works at home. I can't shower, wash my hands, cook, or do whatsoever. The building used to give... notice earlier, but then started to give only one day advance.
- In management team's email (which often is about unpleasant news like water/gas interruption), they say "don't hesitant to contact us" but they never email you back. My roommate and I emailed them like ten times, and got reply only once. And the reply was very short and rude.
2. High noise level
- it's near Lincoln tunnel, so you can imagine. I can't keep my window open for long. The noise level is so high that I can't talk to someone on phone with my window open.
3. Construction
- the amenity level started renovation last October and it's still going on. When would this be end? The end date is keep moving back and back. So annoying that I need to use external entrance to use gym. The noise that the construction makes is also very disturbing.
- The lobby is also going through a major renovation. There also seems to be no end to this.
4. Mailroom opens only till 7 pm on weekdays; then closes earlier on weekend. This sometimes made me hard to pick up my packages. I know a lot of other apts which do mail services 24/7.

NYCs luxury tenement housing
I've lived here since 8/2016. Throughout my first 2 months there were weekly, all day long, hot water interruptions due to renovations in other units. In November, we lost heat and hot water on a long term basis. Now late Jan. 2017- many units still remain without heat. In addition, we have had no gas connection to our range/oven, for about 7 weeks now. So, be prepared to foot the bill of eating out 3X daily, because you are not able to cook. Building management has received complaints... from most residents, yet remains unfazed by our poor quality of living. We were offered an insulting low compensation due to the "inconvenience" of having no heat, hot water, or cooking gas. Save yourself the trouble. Also, a large construction project is commencing next door and will likely result in excess noise pollution.

Location, Amenities, Entertainment, Oh My!!
Perfectly located near tons of restaurants, nightlife, and all forms of transportation this building is an amazing place to live. The maintenance team fixes problems within hours and the amenities make it feel like I'm permanently on vacation! And whats Better than a large balcony in NYC with river views that you can watch the fireworks from and relax on after a hard days work? Its like my own personal retreat from the chaos of the city!
