Upper West Side feel in Queens, NY
Its a brown brick building with 6 floors of one to three bedrooms (mine is a one bd) and a maintence shop in the basement. Its located across the street from Forest Park which is beautiful anytime of the year and surrounded by 1 family homes. Miter borders and parquet floors gives it a feel of the Upper West Side. Its rent stabilizated. This building was built 1936. There are 2 convenient bus routes across the street but are noisy and a elevated train station 5 blocks away. You can get into... NYC easily within an hour. The building is also on a truck route. There are shops on the street level for our convenience: a lawyers office, a mini candy/food shop, a spirits vendor, and a laundry with drop off/pick up service. The superintendant keeps the building and sidewalks quite clean and, services the tenants adequately. The windows are double panel which keeps us toasty in winter and, cool in summer if you have an air conditioner. The heat and hot water are great in winter but the water pressure isn't to my liking. Neighbors are at times noisy but its rare. The street noise is more prevalent. The views from the front (North) of the building that faces Forest Park are lovely. The views from the (East) center court are narrow and limited to the streets with some trees. The views from the (South) lower levels in the back of the building are facing the backyards of smaller homes while the higher elevations has views of a tree covered landscape and airplanes from JFK airport. The westside of the building is abut to another 6 floor brick building. There is shrubbery surrounding the tiny court entrance with a green awning and two sets of glass doors enclose in wrought iron. The intercom system is shot but the doorbell still works. Infestations are minimal since the trash chutes in the hallway were closed for maintenance. Parking is becoming a premium. Some say the building was called Park Manor and was probably an old military residence since turrets are still visible on the roof from the street. I HOPE THIS WAS HELPFUL.
