**LEASE SPECIFICS**
Terms:
-12 month lease
-Monthly Rent: $1445.00
-First Month's Rent + Fees Due at Lease Signing (Pro-Rated if applicable)
-Refundable Security Deposit: $1000
-One time, non-refundable $40 application fee per person over the age of 18
Utilities:
-Tenant pays for cable/internet and utility bill back that covers: water/sewer, recycling/trash/compost and electricity.
-Water/sewer, recycling/trash/compost and electric utility bill back: $165/month
-Owner pays for a portion of the water, trash/recycling/compost and landscaping
Pets:
-$250 additional deposit for the keeping of a pet: small dogs and cats allowed upon owner approval- size and breed restrictions may apply.
-Additional Rent for the keeping of a pet: $35/month- 1 pet, $50/month- 2 pets. 2 Pets MAX: 1 dog MAX.
-No dogs over 40 lbs.
Storage:
-$25/month for additional basement storage unit

SCREENING GUIDELINES
APPLICANTS
One for each person 18 years of age or older. Application fee: $40.00 per person.
IDENTIFICATION
You must provide valid identification to verify name, date of birth and photo.
RENTAL HISTORY
It is the applicant's duty to provide all information to contact past landlords and any other necessary references.
INCOME
Your gross monthly income must be at least two times the amount of the monthly rent. Income must be verified through pay stubs, employer contract and/or tax records.
CREDIT REQUIREMENTS
Good credit is required to be considered for tenancy. Recent bankruptcies, foreclosures and short sales processed may disqualify an applicant or require conditional approval for the applicant. (Minimum Credit Score: 650)
BACKGROUND CHECK
For each applicant (18 years or older), a background check will be completed to determine any history of criminal activity, evictions or predatory activity.
AVAILABILITY
You must be willing and able to pay the upfront costs according to the lease terms offered within 24 hours after the application has been approved and the lease offering has been provided.
APPLICATION PROCESSING TIME
We require up to 7 full business days to process an application. This timeline will begin once we have received the "complete application".
COMPLETE APPLICATION
A complete application consists of a fully completed and signed application form, the application fee has been received, income verification and a valid ID. For multiple applicants, the above information must be received for all applicants 18 years of age or older, before the application is to be considered "complete".
ACCEPTANCE
We will accept and approve the first qualified applicant.
RIGHT TO DISPUTE
You have the right to dispute the accuracy of any information provided to the Owner/Agent by the screening service or credit reporting.
100% NON SMOKING BUILDING
Vaping, tobacco or any substance in the apartment or on the grounds is strictly prohibited and is grounds for an immediate lease violation.
PETS
Cats and small dogs are permitted, maximum of 2, with $250 deposit per pet and $35/month for one pet and $50 for two pets. Only one dog allowed per unit and no dogs over 40 lbs. Tenant fully liable for any damage. Pets must current on their vaccines. We must view, meet and approve all dogs before approving the rental application.
