Does not hold up to other multifamily properties.

I rented a unit in Division 29 between 2020 and 2021. D29 is located in close proximity to great local businesses such as restaurants and cafes. While I lived there, I used street parking. Unfortunately I was a victim to 2 hit and runs during my lease term. While I am not factoring this into my rating, I think it's important to note to prospective renters and this should factor into your cost benefit analysis if street parking is involved. Aside from parking issues, the apartment building has... easy access to Trimet's 2 - Division bus line.

The building itself is new construction and is in decent quality. The layout and entry points are confusing and don't make much sense however. The doors for each unit shut very quickly and often tenants found themselves locked out. I personally witnessed 3 separate tenants that were locked out due to the doors shutting quickly on them. Management was not forthcoming in noting how these doors close fast and did not advise to make copies nor did they provide extra copies to prevent complete lockouts. This was frustrating considering that they provide tours and show units regularly so a little thoughtfulness goes a long way to ensure new tenants don't find themselves in a stressful and expensive situation.

The actual "community" of people and tenants were polite and non-disruptive. This was a big plus for sure. The apartment building is in a walkable area which is great for quick runs to convenience stores, bar hopping, coffee runs, and other nice outings.

Messaging from management could use improvement and was problematic at times. There was an announcement while I lived there about dog waste being left in halls and the trash room floor. This announcement reminded tenants of their responsibility to dispose of this waste and went on to state the following:

"If these actions continue, all residents paying pet rent, will have an increase to their monthly charge, be fined, or result in a termination of their lease agreement."

Threatening a punitive and collective pet rent increase on the building's pet owning tenants seemed bold and somewhat extreme.

D29 needs to work on their communication to their tenants and problem solving that works to the benefit of both parties involved. For those reasons I would not recommend renting from Division 29 Holdings and would advise renting from a different property management in South East Portland.
