There’s a reason why they’re doing a month of free rent to lure you in. And once you're in it’s about 4 months of rent to break the lease. After living here for 3 years with my family I have to encourage people to look elsewhere. The price isn’t bad but it comes with caveats. It is a 60 year old 100+ unit property with ONE on sight maintenance guy. He’s lovely but it’s just too much to fix and there’s no urgency from management for bigger issues. The pictures are grossly misleading it’s grey on... grey on darker grey with the lovely inescapable hum of West Chester Pike. The buildings are held together with paint and good lucks with no real urgency for leaks and cracks and non function. Between the false promises of amenities (no in unit laundry, walk in closets, dog park? You mean the lawn?) abysmal laundry facilities, limping AC that somehow costs more than houses I’ve rented, and random issues with water it’s a lot to handle. However all of this could be passable if you didn’t have to deal with the leasing office. I’ve seen multiple property managers for better and for worse but we hit new low in January. Awful just awful and without any accountability it’s never her fault and it’s never her problem. Cheap living but the cost of having to deal with that property manager isn’t worth any of it. When her sausage fingers aren’t fumbling their way through misspelled emails she’s openly antagonistic towards seemingly any concerns brought by tenants about the decaying property and accusing them of lying. Beyond the hidden fees they don’t tell about on this site there are several issues with this property. If you’re lucky enough to actually get a response from management it’ll be passive aggressive at best and riddled with spelling errors. Absolutely completely mishandled the blizzard this year by plowing exactly once just to block everyone’s cars in and let it freeze over and proceeded to lie to residents about handling it when in reality they had people come and salt the already cleared... sidewalks 3 different times while the lot remained untouched. A MONTH later they’re finally doing a second plow, on a Saturday afternoon, when everyone’s home, well after it’s finally melted. Thanks! Laundry facilities include exactly one pair of working washer dryers if you’re lucky at $5 a load in a dingy basement with bugs dust and trash everywhere with the floor drains often backing up. If you have any issues with your apartment (and you will ours included a rusting freezer, unclosed mouse holes and a vent filled with dust) expect to wait a week minimum as they have a single maintenance worker for the entire complex. Spend your money elsewhere it is simply not worth it the way they prey on families desperate to be near the schools. Read More

We have been living at Waterford Apartments since November 2017. Our previous apartment complex experience was absolutely terrible, so we were very careful to ask questions and get honest feedback from current or past tenants at the complexes we looked at. The feedback from the tenants was great and we fell in love with our bottom floor apartment there. Our apartment was freshly painted when we moved in, new carpet and very clean. It was a great way to start off our time here and we plan on... staying at Waterford until we are able to buy a house. The first time we had to reach out for a maintenance issue the heat was not working properly. I kid you not, I heard back from Maryanne within two hours and maintenance was over that day and it was fixed. Has been perfect since. Never before had we had a property manager who was so responsive, personable and quick to honor their word. Anything we have ever needed or a question about paying rent online, she is quick to respond and help. The other tenants are very friendly and I love seeing the kids play outside and ask to pet our dog when we walk him. They just added newer laundry machines too which takes cards (SO much easier than quarters). Another concern of ours was snow removal as our previous place did not plow or shovel until the evening leaving our cars stuck and the sidewalks slippery. This was an awful winter we had, and we were so impressed with how on top of shoveling, plowing and salting the walk ways were. Also if you are concerned about the flooding of the parking lot, I asked that as well when I toured. It was an issue with the dam in the creek and it was fixed years ago to prevent that from happening. We have been here for some serious storms and the parking lot has never flooded or cars damaged. My 2 bedroom is great. the setting is lovely and private lots of trees and bushes. The rooms are large and pleasant with large windows. they are one of the few apartments that allow pets. I have been here for almost 17 years and if I leave it will be because I am dead.
