Water leaks
Parking lots are poorly lit, there's always lights out; Drive through the parking lot at night before moving in and see for yourself. Several times over the past few months management has sent out notices claiming there was a water leak in our apartment and needed to check residents' apartments in our building. Each time they came out they lowered the water in the toilets, but didn't check under the sinks for leaks. Then, they sent out a memo to the complex telling residents to conserve water... . I've had two issued with visible water damage and mold, in my bedroom closet and in my HVAC room. In addition, I've had water back up in my dishwasher result in mold in my dishwasher as a result of improper place of the drainage tubing. You can loudly hear the bathroom fans in the surroundings apartments every time neighbors that share a wall or floor with you turn on their fans. Before signing your lease, thoroughly inspect the apartment. If you have an external HVAC room, have them unlock it and inspect it. Stop by the dumpster area too, a few times before you move in.
