-Income: has to be at least 3x more than the monthly rent.
-Credit: Prefer credit scores above 600 with no indication of financial hardships. (Lower that that will require compensating factors-significant savings balances, and extra down payment, and additional co-signers)

-rental history: current and previous landlords have to verify good payment history and good treatment of the property. (We call landlords and get proof of timely payments)
we also check how the tenant treated the property.
-tenant must be willing to move within the next 30 days

tenant must have a checking account and must be okay for the future rent payments to be withdrawn directly with ACH -automatic payments
