Colony at South Park

WOW WOW WOW!!! I love my new home here. Why? First the landscaping is eye catching. Beautiful manicured mature trees and blooming bushes surround the beautiful apartments with a patio or balcony. There is a swimming pool, fitness center, and picnic areas on site. Apartments are spacious. Two-bedroom apartments has 2 full bathrooms and 2 walk in closets. Moving from a large 3-bedroom rancher, I feared I would feel cramped up in an apartment. But no. The layout of this apartment flows and my... large pieces of furniture fit in well. The kitchen has wall to wall cabinets plus a pantry, the design is thoughtful, no wasted space. All the conveniences I had, laundry room washer/dryer, dishwasher, ice maker, garbage disposal, and wood burning fireplace. Patio has ample space for my 2 large patio chairs and plants. Also, there is an outside storage closet. Speaking of storage, the two large bathroom vanities provide options for additional storage. Storage was paramount to me moving from a larger space.

Management and maintenance are top notch. Communication is professional. Maintenance is done promptly and professionally.

I am a picky person who lived 35 years in a single home, and never felt I would be content with an apartment. To my pleasant surprise, I love my new home.

This is one of, if not the most attractive, apartment complex in Aiken with a great location right off Whiskey Rd. Unfortunately, the management ruined the experience for me. I will start with the cons since I rated them 2 stars, but please read the pros at the end, because there are a few.

Cons:
- By far my biggest complaint is how poorly maintained the pool was. It looked awful most of the summer, and was frequently closed for deep cleaning on the weekends, when people were actually not... working and would have liked to enjoy it. They also advertise propane grills but what they fail to tell you is that you can only use them during the summer, because when the pool is closed for the season the gate is locked and you cannot access the grills.
- Trash compactor (which you are forced to pay for monthly) was constantly overflowing. Management threatened us with fines if we threw trash into the compactor, that we are forced to pay for, when it was overflowing. I guess we were supposed to just leave bags of trash in our apartments until they emptied it.
- There were almost always immobilized vehicles in the parking lot taking up spaces that could have been used by residents. Complaints to management resulted in nothing being done.
- I have seen fake reviews left on Google by the front office staff to boost their ratings.
- Management is supposed to work Saturdays but almost never did.
- Rent is unreasonable for what you’re getting but unfortunately this seems to be a problem all across Aiken.
- Don’t bother emailing the corporate office at BH Management because all they did was forward my complaints to the apartment manager. Nothing got done and I felt like I had a target on my head.

Pros:
- Nature preserve adjacent to property great for walking.
- Maintenance is awesome. They get to service requests right away.
- Never had any issues with cockroaches, pests, etc.
- No problems with noise and I felt safe.

Beautiful location, very nice staff. The apartment is very nice and there is a pool and dog park as well as other amenities. It is close enough to walk to a restaurant and some shopping. Beautiful, quiet location.

Everyone at Colony South Park is awesome. If you have a problem they take care of it very quickly.

I have been a resident at Colony at South Park for over a year and it has been a good experience. While there have been some issues and there always will be at apartment complexes, the communication has always been good regarding these matters. In my experience, the maintenance team is great, usually resolving issues in a very reasonable time frame.
