At For Rent Media Solutions, we are dedicated to bringing our customers quality results. Which also means providing you with leading insights on what drives potential renters to properties. We recently conducted a study in top U.S. cities, including Los Angeles, Chicago, Seattle, Atlanta, Phoenix and more, to determine the top amenities searched for in rental properties. This is what we found!

Washer and Dryer

This is the #1 number one amenity that renters search when looking for an apartment. And guess what is in second? Washer and dryer hookups! Renters want the convenience of being able to do their laundry at home. If a renter has to venture down the street to the local laundromat, the chances of them renting at your property may be less likely. Today’s renters are all about the convenience to them! If your property includes water in the monthly rent, then make sure there are high-efficiency machines to cut down on the bill. Los Angeles, Orange County, Inland Empire, San Diego, Chicago, Sacramento, Seattle, Albuquerque, Phoenix, Portland and San Francisco all list washer/dryer as the #1 amenity while Salt Lake City and Atlanta list washer/dryer hookups as the #1 amenity and washer/dryer as the #2. If your property does not have washer/dryers or hookups, it might be time to look into remodeling.

Air Conditioning

This is another highly sought after amenity, especially in the warmer climates. If your property doesn’t have a central air unit, consider buying window units and installing them in each apartment. Let’s face it – being able to maintain cool temperatures during the hot summer months is not a luxury, it’s a necessity. Los Angeles, Orange County, San Diego, Chicago, Phoenix and SanFrancisco all list air conditioning as the #2 searched amenity, while Inland Empire, Sacramento, Seattle, Portland and Salt Lake City list it as the #3 searched.


So many properties forget to include these outside spaces in their listings when, in fact, they can be huge determining factors! When there is a nice, private outdoor area it increases the living space, making the area feel bigger than it is. This is an added bonus to many renters, especially when the weather is nice. Patio/balcony was listed as the #3 searched amenity in Los Angeles, the #4 searched amenity in Orange County, Inland Empire, San Diego and Chicago, and the #5 searched amenity in Sacramento, Phoenix and Salt Lake City.



This amenity, although unique, is also highly searched and rounds out the top five most searched amenities. For short term stays like military relocation or other work purposes, it’s easier to move into a place that is completely furnished. If your property is in an area where you know this kind of feature is sought after (like near military bases or construction sites that do a lot of contracting out), then consider furnishing a few units and keeping them on reserve. These will also serve as great model properties to show potential renters. Furnished rentals were the #2 searched amenity in Seattle, #3 in Albuquerque, Phoenix and Atlanta, #4 in Salt Lake City and San Francisco and the #5 searched amenity in Los Angeles, Orange County, Inland Empire, San Diego and Chicago.


It’s difficult to imagine a rental property that doesn’t offer a dishwasher. This appliance is so much a part of daily life! It’s no wonder that a renter would avoid a property without one. Hence, why it’s lower on the list of top searched amenities. Renters expect this appliance to be in place and functioning. It only made the top five list in Sacramento and Portland (#4) and San Francisco (#5).


Again, not a highly searched amenity. It only made the top five in Albuquerque (#5). However, it makes sense that this would not be a desired amenity in places like Los Angeles, San Diego, Phoenix, Atlanta, etc.


Other top searched amenities include: Ceiling fans (#5 in Seattle) and Hardwood floors (#5 in both Portland and Atlanta).

    I have come across a lot of renters who want a dog park, media room, fitness center and for water to be furnished. These seem to be big on their list as well as the ones mentioned above.

    Just came across your very helpful article. I’m late to the game, but any chance you have anything for top searched amenities in Milwaukee, Wisconsin? Our apartment market is booming and the newest developments going up are focusing on a super amenity-rich lifestyle (pools, common area grills and rooftop patios, gaming rooms, business centers, yoga and spin studios, billiards and shuffle board, pet spas, conference rooms, media rooms, the list goes on!) Do you find that people renting more for the in-unit amenities (washer/dryer and plank floors) or the amped up community amenities?
