Not safe
I’ll begin by saying that the design and overall aesthetics of the Aria Townhomes are very appealing. The units are modern and well laid out, and the property itself has a lot of potential.
We discovered Aria while relocating from New Hampshire to Nashville. Mev, the property manager, has been a standout—he’s incredibly kind, professional, and responsive. However, despite the positives, it’s important to be transparent about the challenges, particularly regarding safety in this area... .
Unfortunately, the neighborhood has proven to be unsafe. Residents who do not park in their garages have experienced vehicle break-ins, and neighboring buildings—such as those at Livano—report frequent incidents due to their lack of garage parking. A quick look at online reviews will confirm this, many with photos of broken windows and stolen property. One of our neighbors recently had their truck windows smashed and golf clubs stolen; I have photos documenting this.
A few weeks ago, a group of individuals carrying firearms, including AR-15s, entered the community late at night, prompting a heavy police response. Incidents like this are not isolated. Our Ring doorbell and neighborhood app are regularly filled with updates about shootings, package thefts, suspicious activity, and stolen vehicles. We were unaware of the crime issues in North Nashville prior to moving here and were truly taken aback by the frequency and seriousness of these events.
We’ve since decided to break our lease—incurring a significant buyout fee—and are purchasing a home in South Nashville.
Additional concerns include inconsistent property upkeep by some residents, which is disappointing given how new the development is. For example, on a recent walk with my dog, I noticed beer cans littered in a common area. While there are some wonderful and considerate neighbors here, overall tenant quality varies.
From a design perspective, the units are attractive, but there are a few odd oversights—for example, there is no overhead lighting above the kitchen islands, making the kitchens quite dark. The front door keypads are also unreliable, and there have been minor interior maintenance issues (nothing major, but worth noting).
