No Mold Remediation
Do Not Accept Keys Without Viewing YOUR Unit First.
I am breaking my lease early due to severe health concerns. Do not view the model unit and assume yours will match — ours was filthy on move-in day despite management claiming it was professionally cleaned the day before. Our "renovated" unit had dead roaches in my infant's closet, dirt caulked over baseboards, caked windowsills, a broken garbage disposal, a chipped window they never fixed, and a non-working light in my infant's closet.
I want... to note that the maintenance team is genuinely wonderful — hardworking, kind, and respectful. My complaints are directed entirely at front office staff, property management, and S2 Residential.
We discovered suspected mold in our 1st floor unit — peeling linoleum flooring soaked underneath with suspected mildew and visible suspected mold in the subfloor and baseboards. I gave formal written 7-day notice for remediation. Maintenance removed a baseboard, dropped off a dehumidifier, then disappeared. They briefly returned on Day 3 to remove the dehumidifier, said they'd return with a supervisor, and never came back. No mold testing. No professional remediation company. I have asthma and a child under 2 with developing lungs. Our unit is uninhabitable and we are breaking our lease. Notably, while this was happening management had maintenance painting over rust on the railings outside — covering up problems seems to be the standard approach here.
Management was illegally signing for my packages without my consent and returning them to USPS. A formal complaint was required before they finally created a parcel system.
The $150 CAM fee move-in paperwork states it covers water and sewage — the lease contradicts this and you pay both separately. What the CAM fee actually gets you is Spectrum internet that cuts out for hours regularly, a leaf-filled pool, and a gym that closes almost every month.
The paint used in units is extremely odorous — my cups smell like paint from sitting in the cabinets.
When I called Austin 311 for a code officer regarding the mold, the officer disclosed a personal relationship with the property manager and closed my case without inspection.
There are better apartments within 0.2 miles. Keep looking.
