Filthiest Complex in Houston
I am absolutely appalled by my experience at Smart Living On Cullen. From the moment I moved in, it has been a nightmare. The management is unresponsive and rude, treating tenants with complete disregard. Maintenance requests take forever to be addressed, and when they finally are, the work is shoddy at best.
The apartments themselves are poorly maintained and falling apart. I’ve had issues with leaky pipes, broken appliances, and pest infestations. The walls are paper-thin, so you can hear... every noise from your neighbors, making it impossible to get a good night’s sleep.
The complex is filthy, with trash constantly overflowing and common areas never cleaned. The grounds are neglected, and it’s clear that the owners do not care about the property or the residents. I never feel safe walking around at night.
The rent is exorbitant for the quality (or lack thereof) you receive. Save yourself the stress, money, and frustration – do not move into SMART LIVING ON CULLEN. It’s the worst decision I’ve ever made.

Great complexes
Great place to live I’ve moved here when they were still doing construction. The only problem like the other reviews is the trash which has been getting better but I would recommend the apts to get cameras everywhere and use the extra money for security or even a police officer to be there at night

Avoid this place
The people managing the complex are more concerned with being paid than they are with the customer service or their tenants. The number of visitor parking spaces compared to the number of tenants is completely ridiculous. The maintenance is atrocious when it comes to emergency issues. And the so called courtesy officer is non existent due to the amount of people constantly smoking weed around the property! Do not live here, it isn’t worth it!

This property is great
I have been a resident of this property for one month. Being that the complex is relatively new, it's really nice and the section I live in is very quiet. My only concerns are (1) tenants with dogs will not clean up dog poop off the sidewalk (2) tenant(s) placing trash on ground outside of dumpsters (3) office staff not answering telephone or responding to inquiries/concerns submitted by email. There seems to be a lack of concern from management. All resident concerns albeit by call, email,... note, no matter how big or small should be addressed /acknowledged by management.
