You will grow to regret it

If you are looking for an apartment in Kingsville or are currently living here, at Oak Tree Apartments, I implore you to look elsewhere! Do NOT live here! You will grow to regret it.

It has been over 2 months since we moved out of Oak Tree Apartments and we still have yet to receive the money owed to us.

Overall, I had a horrific experience in my 3 years at Oak Tree!
On 3 separate occasions, fire ant swarms got into our unit. One of those times, they got into our bed via cracks in the window...
sill while we were sleeping and before I knew it, I was covered in 60+ stings all over.
At least 15 separate times there were plumbing issues that led to our toilets constantly backing up to where we had to turn off our water. Once, it happened for 4 days straight!
I could go on and on.
But the absolute worst experience at Oak Tree is that our unit flooded EVERY SINGLE TIME it rained due to the poor construction of the building. We spent tons of money and resources washing towels after soaking up water, running industrial-sized dehumidifiers and blowers for weeks on end, and replacing furniture/appliances/musical instruments damaged/destroyed by water damage. Not to mention, all the sleepless nights spent sweeping the hallway corridors to keep water from siphoning into everybody's units, not just our's. We were never thanked or compensated for any of efforts to minimize water damage.

When I gave the office our 60-day written notice, I expressed that we were happy to live out the remainder of our lease. We wanted to avoid fees and allow an overlap of time to pack and move.

Management had the audacity to ask if we would allow maintenance free rein of our apartment so they could rip up and replace the flooring/carpets. All while we'd still be living there, in amidst packing/moving, and WHILE STILL PAYING RENT! When I declined this absurd request, I was offered to be released from our lease as long as we got out as soon as possible. I was also told we'd be refunded the prorated amount of June's rent along with our security deposit…which of course, hasn't happened.

We obliged and were completely out in 13 days. Now it's Oak Tree's turn to hold up their end, which they won't.

I was also told we'd have our refund no later than 2 weeks after moving out, then it changed to 30-40 days. Here is it over 60 days later and still nothing.

Now, if I try to call or e-mail to inquire about my refund, they ignore me and never respond.

Too many Cons outweigh the Pros

There are a lot of great things about Oak Tree Apartments, but there are a lot of terrible things as well. Unfortunately, the amenities are not always accessible i.e. the pool has often been closed since I moved here. Tenants throw parties & damage the property thus, ruining the amenities for the rest of us because they get closed off. We are paying for the amenities in our rent but don't get to use them. Not once have we been offered a discount. The apartments themselves are nowhere near luxury... . It's evident in the craftmanship that these apartments were hastily erected. The website/social media sites erroneously inflate the 2br/2bth as 941 sq. ft. We measured when we moved in: they are a modest estimate of 850 sq. ft. That's including the walls, closets, utilities, etc. I don't know how Oak Tree gets away with falsely advertising this. In the past, there were a lot of plumbing issues leading to our toilets constantly backing up (once for 4 days straight) and any time it rained, the hallway would flood outside, siphoning into our apartment causing irreparable water damage to our belongings and the property. That has since been fixed but again, chalk it up shoddy craftsmanship. The price is obscenely high for what little space you do get and of course, there are additional "miscellaneous" fees on top of rent. They nickel and dime for everything. The buildings are pretty sound proof from side to side but top to bottom, you'll always know when your neighbor is using the toilet or possibly even be able to hear their private conversations. Parking can be a challenge because there's not enough uncovered parking for the tenants who don't pay for covered parking. Due to how the sun hangs, your car may be under the carport yet still not be covered, defeating the purpose and wasting your money. My biggest problem lately is the noise. People are constantly congregating outside or hanging out in their garages, playing loud music and socializing. One tenant even has a full drum set and plays for hours without stopping. Management claims they cannot do anything about this since it's not during "quiet hours," but the lease even states nothing but vehicles should be stored in garages. I just want to work and sleep in peace without hearing the thumping of music or drums pounding away. Unfortunately, not many apartment complexes here in Kingsville allow pets and have a washer and dryer in the unit so I'm stuck for the time being.

These Apartments are the best

I would recommend to anyone who is looking. I searched for a long time for an apartment and after a long search I knew this was the right one for me the staff made it very easy and convenient. Love the pool and fireplace. Just moved in and met some really great neighbors. David maintenance is very courteous and generally cares.

Do not live here.

I currently reside here and I cannot wait to leave. If you are moving to Kingsville, this is not the place to live; this will be the most frustrating place you'll ever live in your life hands down.

This place from a distance looks nice, but that is only because it's new. There are 200 units and they have ONE person on their dedicated maintenance team. If your unit has an issue that isn't an emergency-e.g. clogged internal plumbing, broken A/C, leaking water heaters (all of which I've had)-it'll...
take weeks for them to fix it. If they can't realize the importance of investing in a maintenance team, this place will surely fall into urban blight.

Despite the complex's lack of dedication to maintenance, they will have "general condition" inspections every few months. It never fails they give notice of the inspections the day prior, and just before the office closes, but "feel free to call with questions." It's expected that our pet be kenneled from 9am-5pm on short notice because the inspection could happen anytime in those hours. It's absurd that they are having these inspections in the first place, it feels like living in a college dorm.

The inspection policy isn't too surprising once you meet the staff who works in the leasing office, they are borderline inept and lack any understanding of business etiquette. I've witnessed the manager and employee spend ten minutes whisper-yelling on how to calculate a new resident's pro-rated rent for the first month, I've walked past a leasing agent have a personal phone call at the greeting desk during work hours on her cellphone, and I've nearly been t-boned in my car by a leasing agent racing down the on-property road to the parking lot.


A small list of other grievances:

The security gates break often.

The dumpsters aren't emptied enough, and you will receive a fine if you place your trash on the ground next to the overflowing dumpster. How? They'll dig through to find your name.

The pool is closed for "maintenance" on Mondays. I've never lived somewhere that required a full day for pool cleaning.

The walls are THIN, and I can only make phone calls if I stand right next to my windows. I have no service in the rest of my unit.


All things considered, this place is disrespectfully overpriced. I'm mad at myself for paying this much money to live in place that frustrates me so much. If you are considering living here, DON'T.
