Five16 Property Management requires that every person 18 years of age or older who will be living in the property submit a completed Rental Application. A non-refundable application fee of $45 is required per applicant to cover screening costs. All applications are evaluated holistically based on the criteria outlined below.

APPLICATION REQUIREMENTS

- CREDIT SCORE: Minimum score of 600 for standard approval. Applicants with numerous credit accounts in collections or charged-off statuses may face denial regardless of score.
- INCOME REQUIREMENTS: Gross monthly income must equal at least 3 times the monthly rent. Verification via recent pay stubs, tax returns, or bank statements is required.
- RENTAL HISTORY: Clean rental history for the past 2–5 years. Prior evictions or significant lease violations within this period are typically disqualifying.
- CRIMINAL BACKGROUND: Criminal background check conducted on all adult applicants. The look-back period typically spans 7 years, with severity and nature of offenses evaluated on a case-by-case basis.
- DEBT OBLIGATIONS: While the 3x income rule broadly addresses debt-to-income ratios, existing substantial debt obligations may be reviewed separately.

CONDITIONAL APPROVAL

If the Credit Score falls between 500–600 but all other requirements are acceptable, Five16 Property Management may offer Approval with Condition. This offers approval under the condition that the applicant pays an increased Security Deposit equal to 1.5–2 times the monthly rent. Scores below 500 typically result in automatic denial.

FINAL DISCRETION

Five16 Property Management retains final discretion to approve or deny any application based on the totality of circumstances. Meeting minimum thresholds does not guarantee approval. Compensating factors such as excellent rental references, co-signers, or proof of reserves may be considered on a case-by-case basis.

** PET POLICY **

We understand that pets are cherished members of the family, and we're committed to making our rentals accommodating for responsible pet owners. A modest $75 PER PET PER MONTH is added to the base lease amount. This recurring pet rent helps cover the additional wear and tear, cleaning, and maintenance that pets can bring. This fee applies to any mammal, reptile, bird, fish, rodent, or insect brought onto the property.

Exception for Assistance Animals:

We welcome assistance animals without any pet fee. These animals are not considered pets under federal and Texas law. However, to ensure smooth approval and accommodation, assistance animals must be reported to the Landlord in advance, along with the required documentation as outlined by the Texas Department of Housing and Community Affairs (TDHCA).
