This is a quiet community with no parties or events. Check-in is between 4pm-11pm CST. If you need to check in after 11pm CST and cannot access the unit or contact us, no refunds will be given in the event you cancel. There is a strict no-smoking and no-parties policy. Tampering with smoke/noise detectors will result in a $150 fine. No pets are allowed, with a $200 fine for violations, unless they are a service animal. If the key is not returned or is damaged, there will be a $35 fee for a new key. A $250 fine will be issued for parties, trashing the space, damaging the unit, disrespecting the property, or having a gathering with extra guests not reported in the initial booking. An additional cleaning fee of $100 may be charged if the housekeeping crew discovers an unreasonable mess post-checkout. Each stay is allowed 2 bags of trash inside the unit; any additional bags will incur a $25 charge per bag. Trash day is Tuesday morning; please take the trashcan out Monday evening. For stays of 7 days or more, guests are responsible for moving the trash can to the front for trash day. Please note that bugs may be present in the home due to the hot and humid climate; no refunds are given if bugs are seen. Early check-ins are not guaranteed and may incur a $20 fee for a 2pm check-in, at the host's discretion. Late checkouts must be approved and may incur a $25 fee for a 1pm checkout or a $35 fee for a same-day request. Parking is limited to 3 cars maximum and guests must only park in the driveway or on the street directly in front of the house, without blocking anyone else's driveway. Guests are not allowed to order mail/packages to this location. Do not communicate with neighbors or the landlord; all communication must be through the booking platform. Maintenance requests are dependent on the maintenance team's schedule. The public pool may be closed for regular cleanings; please verify availability if this is an amenity you plan to use, as no refunds will be provided for pool closures. A damage protection fee of $20 will be charged after booking confirmation. Guest sign-in and government-issued ID upload are required for identity verification and acknowledgement of house rules to receive check-in instructions.
