Aspen Heights

Avoid this property at all cost. A/C-Heating unit went out during cold spell in February, and the unit still has not been fixed as of April 29, 2025. Multiple maintenance requests and lack of communication from management to the point of avoidance. Utility bills from the malfunctioning unit caused $700+ utility bills. Will not be renewing with this complex due to poor management and poor maintenance of the property.

The apartment complex and housing is nice, but, the Management is terrible. My son lived there for two years and at the end of his lease he cleaned up his and moved out all his belongings. There were three other roommates still living, all random as Aspen Heights would move in people as others would move out. Seven weeks after moving out I receive a letter from a collection agency saying I am in default on the amount of $1,527.96 and this has been sent to a Collection Agency. Aspen Heights... Management never sent me a bill nor have I yet seen an itemized list to the above bill explaining what the charges are for. They never tried to contact me nor sent any type of explanation before sending this to the collection agency. I would recommend looking else where to live in Waco! Read More
