Owner pays HOA dues. HOA services include internet service (router/modem not included) and maintenance of landscaping outside the fenced backyard area. Tenant is responsible for maintenance and upkeep of landscaping within the fenced backyard, including watering and general yard care. Tenant is also responsible for snow removal from the driveway and walkways associated with the property.

All applicants are subject to credit, background, income, employment, and rental history verification in accordance with applicable federal and Utah housing laws. Written tenant screening criteria will be provided prior to application processing, as required by Utah law.

No smoking. Additional policies regarding pets, parking, occupancy limits, HOA/community rules, and maintenance responsibilities will be outlined in the lease agreement. Property offered in accordance with Fair Housing laws.
