If damages are caused by a pet, the cost may be deducted from the damage deposit. You are responsible for cleaning up any pet refuse. Pets must be leashed outside the house if not in a fenced area. Pets must be spayed or neutered and up-to-date on vaccinations. You are responsible for any pest control fees incurred due to pests brought by your pet. No parties or gatherings exceeding the maximum occupancy are allowed without prior written permission. Smoking is not allowed inside the house; if smoking outside, ashes must be disposed of in a can and put in the trash once cooled. Failure to follow these rules may result in forfeiture of the damage deposit and additional cleaning fees. No lights should be left on when out of the house, except for security lights. The fireplace is for decorative purposes only. Guests are responsible for unclogging any toilets or pipes; a $100 fee will be charged if the homeowner has to unclog them.
