Predatory, Dishonest, and Exploitative Management – Renters Beware
If I could give zero stars, I would. The management here engages in unethical and unlawful practices that take advantage of tenants. After moving out, we were hit with over $1,500 in carpet replacement charges that were assessed before any inspection, vendor assessment, or cleaning was even done. The so-called “evidence” they provided later consisted of vague, selective photos — some showing damage that wasn’t even present when... we moved out — and unsigned, backdated vendor memos created after they had already ordered and installed the carpet.
When questioned, management ignored the clear timeline of events, the inconsistencies in their own documentation, and our evidence disproving their claims. Instead, they hid behind boilerplate lease language and issued threats of sending us to collections within 30 days, without following proper legal procedures under Virginia law.
It’s clear this isn’t an isolated case. We’ve seen a pattern of every unit having carpets replaced upon move-out, regardless of condition — an easy way for them to bill tenants for planned upgrades while pocketing the benefit. This is corporate property management at its worst: hourly-wage staff doing the bidding of a faceless conglomerate, preying on renters who don’t have the time or money to fight them in arbitration.
If you value honesty, fairness, and your legal rights as a renter, do not sign a lease here. Save yourself the headache, the financial hit, and the stress of dealing with management that treats tenants like ATMs.
If you already live here or are considering signing, make sure you OPT OUT of their arbitration clause in your lease - so when they inevitably try and screw you over and blatantly violate your tenant rights, you'll have the opportunity to take them to small claims court.

Can we say something like ... Thank you for your feedback and we appreciate the opportunity review. As was discussed with you previously, the carpet was damaged with pet urine and stains and had to be replaced. Residents are responsible for any... damage to the home outside normal wear and tear.
