I'm thrilled beyond belief to have found such a great apartment. I came in and looked at the apartments and applied the very same day. Such a great experience and everyone, (staff and neighbors) made me feel so at home. So far there have been food trucks every week and updates often from the office. This is a huge bonus for me because communication is key. I'm looking forward to summer so I can meet more people at the pool!

ZERO STARS
Community area garbages are overflowing. Underground sprinkler system is always broken, creating pools of water all over the property. Cigarette butts litter the grounds of this supposed "smoke-free" property. Pet play area is full of dog poop that has not been picked up. Landscaping looks sad and dead year-round. Apparently no portion of your rent money here goes towards anything related to keeping the property kept up.

Lots of noise problems
Paper thin walls and ceilings. You can hear every step the people above you make. Lights and other things rattle from the noise coming from above and below. You can also hear music and conversations coming from the other residents on all sides of you. This poor construction and insulation makes noise a constant and ongoing problem.

NOT PET FRIENDLY
James River at Stony Point says it allows dogs and cats, but be prepared for some big surprises if you sign a lease at this place. They don't want your dog ANYWHERE except the sidewalk and parking lot. Get ready for fines if they see your pet on the grass. Totally ridiculous! NOT PET FRIENDLY AT ALL!

Due to persistent sanitary... issues caused by owners not cleaning up after their pets properly, including relieving themselves in entryways, on sidewalks and landscaped areas, we have requested owners utilize the Dog Park and perimeter of the property for pets doing their business. We know it's a challenge to balance keeping our community looking beautiful and making sure our canine and feline residents have ample space when nature calls, and welcome any and all dialogue regarding our pet policies. SAFE AND HIGH END!!
James River at Stony Point is great. I have never seen any "activity" and am constantly out and about walking my dog at ALL hours of the day and night. The best part is that I feel safe enough to do that here. They throw events that allow us all to socialize and meet our fellow neighbors. I have made SEVERAL friends that I will remain friends with for life. Maintenance is attentive and usually respond within hours of me putting in a service request. The office staff and manager are darling. They... always have a smile and handle anything I throw their way with ease. I love it and will be here for years. GUARANTEED.
