Avoid at all costs
My friend lived here and had horrible problems: Rats, water damage that was just painted over, mold and mildew. Flat out disgusting.

I would most definitely NOT recommend this building to anyone looking to live in Richmond. From day one I had mold growing in my room, water facets/temperature not working, hazardous/dirty floors, broken door knobs, pests, random power outages, and received no response from the incompetent management. It is filthy dirty, infested with roaches, and and the overall upkeep or lack thereof the building is awful. Landmark Property Management is a scam will take all the money they can from you even... after you move out. From the very start I was lied to about the cost of rent, as well as utilities which I was told would range from $10-$15 a month (this month it is $90). I'd say it doesn't even deserve one star. If what I have said already doesn't persuade you otherwise, I would HIGHLY suggest not living in this dump.

My son was injured by a window which fell onto his hand. He requested the windows to be fixed and the September 2015 maintenance request is listed as "completed", but the windows were never repaired. Three of his fingers were cut badly. When he wrote a letter to advise no rent will be paid until the maintenance repairs were completed, they responded by saying they had hand delivered lease termination papers to him 4 months ago. They never did this. They first told him today they gave him the... termination papers March 17, but then emailed him a copy of the form with March 31st listed as the date. They did not have his signature but wrote "tenant refused to sign". This is fraudulent as my son was in Fredericksburg with me at my home on that date. So their response to my son over this issue was to evict him. We are taking legal action. DO NOT MOVE HERE unless you want no heat in winter, no hot water at many times, electrical issues in your apartment, etc.

This is a building that you should realize what you are getting when you walk in. The building is very old and with that comes certain charms in the architecture. The units themselves are quite large for the area. My 1 bedroom has a giant living room and a huge bedroom. The drawback is because of when it was built the kitchen and the bathroom are essentially closets. The closet space is also extremely limited. There are a lot of closets in my apartment but all of them are essentially shoe... boxes, it seems clear they were not part of the original design.
The biggest flaw however is a combination of poor management and building age. The pipes have issues and the water has been going out at an alarming rate recently. The hot water as well. To compound this maintenance is extremely unresponsive. If you put in a ticket you are lucky if the leasing office actually bothers to process the request. A large amount of the time they do not. Worse they will try to lie and cover it up when you call back, despite the fact that it is clear they have not done their job.
Management also has developed a nasty habit recently of blaming all problems on residents. The failed to fix a door to the building for 6 months and claimed that they had fixed it but an organized group of vandals would revandalize the door immediately. Apparently so quickly no residents were ever able to see the door actually fixed.
Overall the rent is affordable and the units themselves are nice but you need to go into a lease here knowing you're on your own and at some point you're not going to be able to take a shower.
