Two assigned parking spaces. Non-refundable background check fee of $50 due at time of application. Application will not be reviewed without payment. Minimum of 12 month lease required. Unfortunately, pets are not allowed; however, this may be negotiable depending on type, breed and size. ADA service animals exempt; proof of appropriate is certification required to qualify. Following case-by-case review, if authorization for pet(s) is granted an additional non-refundable pet deposit of $500 or more and additional pet rent of $50 or more per month would be required, subject to the same payment terms as the security deposit and first/last month's rent due. First & last month's rent plus a refundable security deposit equal to one month's rent required day of move-in. A non-refundable deposit of $500 is required to reserve unit if applicant is unable/unwilling to sign a lease upon application approval. Said deposit reserves a right to rent the unit and is effective for one week after payment; a fully executed lease agreement must be on file within 7 calendar days of deposit payment to guarantee the ability to rent the unit reserved (day #1 being the day following payment of deposit). If a completed lease agreement is not in place prior to 9:00pm local time on the 7th day and there is a competing applicant (or applicants) interested in renting the reserved unit, this $500 deposit shall become subject to forfeit if a competing applicant (or applicants) execute a lease prior to the applicant who placed the deposit. Said $500 non-refundable deposit, if applicable, will be applied to the total amount due at time of move-in if the applicant who placed the deposit signs a lease for the reserved unit (or for another available unit if/when the unit reserved is no longer available due to a failure to execute the lease within the allotted 7 days when competing applicants have done so; however, this requires a lease be executed within 30 days of deposit on the unit an applicant initially reserved). Rent discounts will be considered for longer terms and/or tenants who pre-pay 50% or more of balance owed (of the total rent due over full term of lease, not including first/last month's rent or security deposit). Discounts, if any, must be negotiated prior to signing your lease and must be written into the rental agreement.
