1. Twelve (12) months of verifiable employment history
2. Combined household income must be at least three (3) times actual lease rent. For example: If the rent is $1,800.00, the verifiable income MUST be at least $5,400.00 a month.
3. Verifiable income may be one or more of the following:
a. Current employer paycheck
b. Child support stubs or legal documents
c. Disability stubs or legal documents
d. Personal Savings
4. Twelve (12) months of verifiable positive rental history or home ownership
Note: History must be verifiable and positive. Denial is automatic if you have a collection for a previous residence and/or have an eviction on your record
5. Favorable established credit (need a current copy of credit report)
6. No criminal offenses that are violent, sexually related, theft, or classified as a felony
7. Occupancy limit: may not exceed 2 persons.
8. One of each of the following legally verifiable forms of ID
a. A government issued photo ID (Driver's License or other government issued ID)
b. One of the following: Birth Certificate or Passport
9. All occupants eighteen (18) years of age and older must be screened, approved and be signed on the lease
10. Applicants may not provide false or incomplete information
