Initial lease terms of 6 or 12 months are available, with renewal options subject to mutual agreement and applicable laws.
The tenant pays all utilities, including water, sewer, garbage, and electricity.
The tenant is expected to perform routine landscape and hardscape maintenance, including lawn care, garden upkeep, leaf removal, and general exterior maintenance.
Pet rent is charged per pet. Maximum number and size of pets are negotiable. Additional deposits and fees may apply based on the number, size, and type of pets.
Current veterinary records are required for all pets and are non-negotiable. Documentation must include proof of vaccination, microchipping, spay/neuter status, and a veterinarian's statement of good health and absence of chronic urinary or behavioral issues.
No smoking or vaping is permitted inside the home.
Pets must be appropriately supervised. Any damage to the home, garage, workshop, landscaping, or grounds caused by pets is the tenant's obligation.
Subletting or renting any portion of the property is prohibited without prior written approval, including the detached garage, workshop, basement, or any accessory spaces.
Occupancy is limited to approved residents identified on the lease. Guests staying more than ten (10) consecutive days or twenty (20) cumulative days in any twelve-month period must be disclosed to the property owner or manager and may require written approval in accordance with applicable laws.
