- Screening Fee: Non-refundable fee per adult applicant as applicable. Comprehensive reusable/portable tenant screening reports are not accepted.
- Move-in Funds & Utilities: Certified funds for the security deposit, first month's rent, and non-refundable fees are due at lease signing. Residents are required to establish utility accounts in their name prior to move-in.
2. Income & Employment
- Income Ratio: Gross verifiable household income (including occupational earnings, business income, or alternative sources) must be at least 3x the monthly rent.
- W-2 Employees: Must provide 2 most recent consecutive paystubs, a signed offer letter (if applicable), and an occupational reference contact.
- Alternative Income: All legal forms of alternative income (e.g., housing vouchers/Section 8, government benefits, retirement benefits) are welcome and fully verified.
3. Credit & Financial History
- Credit Threshold: We seek tenants with mid-to-upper 700 credit scores. Applicants with scores under 700 will require a comprehensive financial review and may face conditional approval or denial based on overall debt-to-income health.
- Delinquencies: History must show a consistent pattern of on-time payments with no severe unresolved negative credit accounts.
4. Rental & Public History
- References: Must provide 3 years of positive, verifiable rental or mortgage history from previous housing providers.
- Compliance: No prior court-ordered evictions within the past 7 years, and no unresolved "comply or vacate" notices or chronic late payments from a prior rental.
5. Animal Policy
- Pets: Considered on a case-by-case basis. Requires a positive housing provider reference and a separate pet deposit.
6. Immediate Grounds for Denial
- Providing false, inaccurate, or misleading information on the application.
- Threatening, abusive, or hostile behavior toward the housing provider or property representatives.
- Failure to provide requested supporting documentation within 72 hours.
7. Lease Execution
- Approved applicants have a 48-hour window to review and execute the online lease agreement via e-Signature.
- Proof of a valid renter's insurance policy, a signed Property Condition Report, and a Utility Transfer Worksheet are required on or before move-in day.
