Haven on Main offers beautiful one-, two-, and three-bedroom apartment homes designed to provide affordable, comfortable, and accessible… housing in a welcoming community setting.

Haven on Main features both affordable and market-rate apartment homes. The affordable housing units are income-restricted, meaning households must meet maximum income limits to qualify. However, rent is not based on your income. Once qualified, residents pay the established rent amount for their apartment home regardless of their actual income, provided they remain within program requirements. (See below under IMPORTANT NOTES for more information on income qualifications).

Haven on Main is an independent living community. Residents live independently in their own private apartment homes and are self-directed for their own daily living activities. While the community was designed to be inclusive and accessible, it is not an assisted living, nursing care, or supportive housing facility.

• Low-Income Housing Tax Credit (LIHTC) housing, commonly referred to as Section 42, is not income-based rent (such as Housing Choice Voucher Section 8 program). Rents are fixed by AMI, which stands for Area Median Income. It’s a number HUD uses to represent the midpoint of household incomes in a particular geographic area.

IMPORTANT TERMINOLOGY
LIHTC = Low-Income Housing Tax Credit
• Income-restricted (usually 30%–80% AMI)
AMI = (Area Median Income)
• It is a measure used by HUD to determine income eligibility for housing programs.
• AMI determines who qualifies for:
• Income-based or affordable housing
• Low-Income Housing Tax Credit (LIHTC) units
• HUD calculates the median household income for a specific geographic area (city, county, or metro area).
• Households are then categorized by percentage of AMI:
• 30% AMI – Extremely low income
• 50% AMI – Very low income
• 60% AMI – Low income
• 100% AMI+ – Market rate
• Rents are set, not based on 30%, 50% or 60% of your personal income
