The biggest issue has been a recurring roof leak in the same area of our apartment. That section of drywall had already been patched once before for the same leak, but the roof itself was not repaired. It leaked again, and the current response was once again to patch and paint the drywall while the underlying roof issue remains unresolved.

We had to repeatedly follow up for updates, often going days without meaningful communication. Management eventually told us they manage 117 units and have… to prioritize issues. From a tenant perspective, that does not excuse poor communication about recurring water intrusion inside the apartment.

We have also documented:

- repeated water accumulation/flooding in the basement stair landing
- visible water damage and suspected mold/mildew-like growth in basement/storage areas
- exposed and deteriorating insulation above tenant storage
- a large gap around the exterior entrance door capable of allowing insects and potentially small rodents inside
- unusually humid common areas
- increased small flying insects
- a floor-to-ceiling crack along an exterior-facing drywall corner

Because of the overall condition and lack of confidence in how maintenance has been handled, we requested a mutual early termination of the lease. Management declined and ultimately told us that if we chose to be “disgruntled, so be it.”

We have photos, videos, and written communication documenting these issues and have requested an inspection from the City of Madison.

There are things we like about the apartment itself, but the maintenance response and communication have completely changed our experience.

If you are considering renting here, I would strongly recommend asking detailed questions about prior water intrusion, maintenance response times, and how recurring issues are actually resolved before signing a lease. Read More
