The Nines at Kierland

Prior to moving in, Kirsten, the property manager, assured me a week would be enough time for the turnover team to have my unit ready. That proved false and was the beginning of a nightmare situation.

I have had issues from the start: countertops were not sealed and ants in the kitchen, doorstops were missing, smart lock was missing 3 of 4 batteries, stove had a broken burner, several lights were out, sprinkler head had no drywall around it, paint lids were left behind, and a wasp nest and… wire fencing left on the patio.

The first time I used the washer, it flooded the apartment. It was so bad that neighbors next door reported water getting into their unit. The turnover team had to return because little had been done beyond putting on a fresh coat of paint.

When my gym key fob did not work, Kerina was in a rush to leave, and I had to get help from another resident to access the amenities I pay for. This is only a portion of the issues I have experienced.

The problems have continued since move-in. Maintenance has entered my home multiple times without my permission, including non-emergencies. I have asked for a heads up before they arrive, but they do not oblige. Sometimes I get a phone call right before they show up with no additional context. Maintenance showed up for 13 minutes one morning while I was at work, confirmed by the smart lock entry log. When I got home, I saw the thermostat had been turned down to 76°. That was my highest energy usage since moving in. When I raised this concern with Kirsten, she said they denied it and there was no evidence to support my claim, despite the APS app showing an energy spike when maintenance entered my home. The thermostat was also changed to the exact temperature maintenance had previously recommended.

This has been a common response from The Nines at Kierland team: they rarely take accountability, instead blaming third parties or downplaying issues. It wasn’t until my fourth week that I was offered concessions. Kirsten mentioned relieving me of my lease, but later changed her tune and offered to try moving me to another unit. But why would I stay at a community that does not respect its tenants?

The unit also has super thin walls. You can hear people in other apartments or outside as if they are in the same room. I can also hear every step my upstairs neighbor makes, often waking me up.
