**Rental Criteria – St. Philips Corner Apartments**

Identification:
All applicants 18 or older must provide a valid government-issued photo ID and submit a separate rental application. All criteria are applied consistently to all applicants.
Income:
Household income must be at least 2–3 times the monthly rent and must be verifiable.
Credit:
Applicants must have a minimum credit score of 550 with a generally responsible payment history. Applicants may not have recent evictions or unpaid rent or balances owed to previous landlords or utility companies.
Rental History:
Applicants should have positive, verifiable rental history with no serious lease violations or outstanding balances.
Criminal History:
A criminal background check is required. Criminal history is evaluated individually based on the nature, severity, and timing of offenses.
Pets:
Cats and small dogs allowed with approval.
A $150 non-refundable pet fee per pet and $20 monthly pet rent per pet apply.
Assistance animals are exempt from all pet fees and restrictions with proper documentation as required by law.
Assistance Animals:
Verified service animals and emotional support animals are not considered pets. They are exempt from pet fees, pet rent, and breed or weight restrictions, and must be reasonably accommodated in accordance with Fair Housing laws. Documentation may be required as allowed by law.
Section 8 / Housing Assistance:
