PET POLICY:

Pets are welcome with prior approval from community management. To qualify, residents must submit a Pet Application, sign a Pet Agreement, and provide two signed Alternate Caretaker Agreements before the pet moves in.

Allowed pets (one or the other, not both by default):

- One dog - maximum 30 lbs, at least 1 year old (no puppies), spayed or neutered, licensed, with collar and ID tags. Dogs live in first-floor units only and must be on a fixed leash on the grounds. An enclosed on-site dog run is available.
- One cat - indoor only, litter-box trained, at least 1 year old (no kittens), spayed or neutered.
- Birds - up to two parakeet- or canary-size birds, wings clipped, kept in an appropriately sized cage.
- Fish - aquarium up to 20 gallons, safely secured.

A non-refundable pet fee of $750 is due when the Pet Agreement is signed. Small mammals (hamsters, rabbits, etc.), reptiles, and exotic animals are not permitted.

MINIMUM REQUIREMENTS:

- Age: At least one household member must be 55 years of age or older. This community is operated under HOPA (Housing for Older Persons Act) guidelines.
- Income: Gross monthly income must be at least 3x the monthly rent. In lieu of income, applicants may qualify by demonstrating assets equal to at least 3 years' worth of rent or have a guarantor.
- Credit Score: Minimum 650 or higher.
- Rental History: At least 2 years of recent rental history or 2 years of homeownership required. We contact both current and previous landlords as part of our screening process.
- Payment History: 12 consecutive on-time rent or mortgage payments in the trailing 12 months required.
