Loud and poorly maintained

There is no sound dampening so you will hear everything day and night.
Appliances, cabinets and finishes are cheap
Elevators break
Building doors don’t always lock
Garages, lobbies, stairwells are dirty
Garbage rooms are a disgusting and breed rats.

Fundamental Issues

We have been tenants since July 2022, and have experienced the following issues:
1) Accounting - I strongly advise against using automatic payments and relying on the Ledger in the Resident Portal. We were overcharged in rent for a full year; charges have repeatedly been incorrectly added to our account.
2) Procedural - I strongly advise against using their insurance company. The minimum required insurance was incorrectly increased mid-lease.
3) Operations - We were victims on theft in excess...
of $15K from a bike locker controlled by the community. The property failed to advise us of the theft in a timely manner; failed to provide police with security footage in a timely manner and continued to charge us rent for bike storage.
4) Business practices - Some tenants do not disclose all individuals living (30+ days) in their apartments. ConService charges are based on total services used in a building divided by the # of people registered in each apartment. Similarly, some tenants do not disclose their pets.
5) Customer Service - Community guidelines are not enforced: leash rules; vaping; noise after 9PM
6) Quality of life - Constant construction during our 3 years of residency; 6 damaged tires from stray nails; residents confronting their neighbors; residents confronting management; residents purposely damaging community amenities.

Management - It's a shame. We really wanted to enjoy living in the community, but are relived our tenancy is coming to an end. I'm happy to share supporting evidence and details of every instance mentioned above.

Terrible Property

Security concerns, quality concerns, noise, the list goes on. The biggest issue right now is the security. String of break ins have been happening, management notifies over 24 hours after the fact or not at all. When asking what is being done their best solution was providing tips at how residents can avoid being a victim. The price of this property is not cheap especially when you consider you won't have peace of mind when it comes to your safety.

A Hazardous and Neglected Environment:

I am appalled by the lack of concern for residents' safety and comfort at this apartment complex. The management is fully aware that the doors and windows are defective, yet they take months to repair them. This not only exposes residents to cold and uncomfortable living conditions but also poses a potential security risk. The management's negligence is unacceptable and demonstrates a complete disregard for our well-being. I cannot recommend this complex to anyone seeking a safe and comfortable... home.

The management's incompetence is evident in their inability to address essential issues such as broken gym equipment, which remains in disrepair for extended periods, creating an unusable fitness space for residents. Furthermore, the painfully slow process of repairing appliances, windows, and doors reveals a lack of concern for residents' comfort and well-being.

To add insult to injury, the property managers have demonstrated a lack of proficiency in handling even basic administrative tasks, such as ensuring the proper functioning of auto-payment systems. This has led to unwarranted late fees for residents who have entrusted the management with their timely payments.

The cumulative effect of these issues creates a living experience that is nothing short of a nightmare. From the constant noise and unsightly surroundings to the frustrating delays in addressing maintenance concerns, this apartment complex is far from an ideal place to call home. I strongly advise prospective tenants to consider alternative options and steer clear of subjecting themselves to these subpar living conditions.

Hello Chris, thank you for sharing your experience at Preserve at Marin. We appreciate the feedback you have provided. To address our auto pay system, all residents are advised in their lease that if using our auto payment system, payments starting... with the fourth of each month will be assessed a late fee. Only the resident has the ability in our system to designate the date their auto payment will be deducted from their account. An automatic payment reminder is sent to all residents every month reminding them their payment is due on the first of each month. Additionally, resident ledgers show all charges in real time and an automatic receipt is sent every month which shows any charges including late fees that were posted so that the team can determine the reason for the late fee and advise the resident on how to prevent it from reoccurring. Our gym has always had one treadmill and two ellipticals that have been operational while the others have been in disrepair and new ones have been on order because the parts for our current machines are no longer produced by the manufacturer. All Preserve at Marin residents have been informed of the construction of single family homes nearby. The hours of construction are from 7AM until 5PM, Monday through Saturday. Most days the crew will stop at 3:00 pm. There is also a vendor to sweep the streets of any debris after every truck delivery. Our management team is happy to assist our residents with any questions concerning this construction project. Any parts that break in any resident apartment will be replaced upon request by our service team. If any part has to be ordered, as for example a window closure crank or handle, our service team will seal that until the part arrives. Recent repairs our maintenance team has addressed are our pool heater that was down for two days and is now operational and the gophers in our dog park. We have beautiful grounds that our maintenance team work hard to maintain and welcome feedback of any new concerns. Our Community Manager will go above and beyond to address all resident concerns.
