First moved in a few years ago had a great owner always seen to everything you needed . Second owner still very nice and all workers stayed and had great service and anything needed fixing and was taken care of immediately! Third owner to take over and all staff left and horrible service ! Something breaks and could be up to 10 days before repaired ! Management will not return calls and is rude ! This place used to never have vacancies now turnover is unreal ! Always someone moving out !

I had a similar experience as another reviewer. The place appeared so nice and so I overlooked the bad reviews. I always leave places that I live in clean condition and I have always had my security deposit returned to me, so I figured it did not apply to me. However, none of that matters here, because it seems that their intention is to ensure they keep your security deposit at all costs. This place does not appreciate your tenancy, you are just a rent check and a security deposit. While you... live here, you will get a notice for everything, including family visiting if they don't have a permit on their car. They will even threaten to tow away cars. Further, there are so many rules here, you will feel like living in a assisted living community. The apartment they give you is nowhere as nice as the model they show you, keep that in mind. The oven and the fridge are so outdated that they are barely functional. We had to buy our own fridge since the one that came in the apartment was so tiny. With all these things that my significant other and I experienced here, we found ourselves hating this place and could not wait until our lease was up. When it finally ended, we were so excited! However, Phoenix Townhomes made the move out process a nightmare too. They did a walkthrough and despite acknowledging the apartment was clean and nothing was damaged they proceeded to not only withhold our security deposit but they tacked on additional fees!!! They charged nearly a $200 move out cleaning fee and about the same for "Paint life"?? In all the places I have lived, I have never heard of a paint life fee. These charges are ludicrous, you should not have to pay for them to improve the apartment, you only pay if there are problems in addition to normal wear and tear. (Check the CA codes!!) This place absolutely does not understand tenancy rights and normal wear and tear does not come out of a security deposit. I cited this to them and they essentially said there is no evidence of the way I left the apartment and so I will have to pay the charges. They are incredibly rude at that. The lady in charge is the most condescending individual I have ever had the misfortune of interacting with. BELIEVE THE REVIEWS!! Unless you basically want to have your every move scrutinized at the place you call home in addition to having to pay hefty fees upon move out, AVOID THIS PLACE!! I had the intention of suing them in small claims court, but I wanted nothing more to do with this place.

DO NOT LIVE HERE
When you first move in staff is very nice and welcoming but once you’re moving out they charge you with a ridiculous amount of fees! Roaches are an everyday problem. Parking is ridiculous.
DO NOT EXPECT YOUR DEPOSIT BACK INSTEAD EXPECT EXTRA CHARGES
you get charged for “carpet life” basically you get charged for not living there for 5 years. They try to charge you a ridiculous fee saying they replaced carpet. They charge you for “paint life” and that’s another ridiculous fee....
I did not pay that extra fee they were asking for. When you ask for evidence of why they need to replace carpet they say they don’t have any, DO NOT GET FOOLED BY THEM DONT PAY. If you know you left carpet in normal wear and tear condition don’t pay! Take video upon move out, take pictures!!!
I asked for all statements of carpet replacements and estimates, they handed me an estimate that was done August 29 for carpet replacement that my townhome apparently needed. I didn’t move out till September 3rd!!!!! Goes to show that they already knew what they were going to charge for carpet that I left in good condition! They never did a walk through after I moved out, there was no signature on the last page of my contract, ask for a copy of your contract! LOOK AT EVERYTHING, nothing in that contract states you have to pay remaining carpet life
When I spoke to the owner she was so rude! I told her I wasn’t going to pay and she said “that’s fine sweetie, it’ll just go straight to collections” once she said that I got super upset and knew she wasn’t going to get away with this
I did not pay, I talked to family lawyer and sued them. Don’t be afraid to take them to small claims court! Court fee to file paper work is only $30 and super easy to do!
The rude and so unprofessional owner of the property got served with court papers and within one week of being served she emailed a letter saying it was their fault and that they didn’t have evidence so they returned my whole deposit
They obviously did not want to go to court because they would be further investigated and they knew they were in the wrong
So upsetting how they can ask for your money knowing you left their property in good condition
So disappointed with this property and I DO NOT RECOMMEND IT TO ANYONE

They are very nice at first but when you move out they will say and do anything to keep all your security deposit, and then charge you more. They'll say the carpet was new when you moved in, suffered severe stains and had to be completely replace in order to restore it to its original "new" quality. They will charge you for new carpet because they know you won't get a lawyer to challenge it. Unless you can go to small claims court afterwards, don't both with this property. They will take you... to the cleaners because they know the loss of a security deposit and cleaning fees is less than legal representation. They also use very small appliances and very cheap parts for repairs.
