Solid Place to Live

I lived at JPP for 6.5 years--in 2bed/1bath and 3bed/2bath units. I chose the complex for me and my 2 kids because it has generous amenities and this spacious, beautiful, park-like quality. My kids loved the layout of the place and spent a lot of time playing throughout it. The neighborhood felt really safe.

The owner invests in the look and infrastructure of the complex. I have seen the pool resurfaced, roofs replaced, all the buildings repainted, a pickleball court installed, roadways...
re-paved, new exercise equipment purchased, and other things. In short, you experience proof that the owner cares about what the place looks like.

Kayla, who has been the manager for most of my time here, is super responsive and committed to the complex. She sends out periodic newsletters and hosts family events. For example, she recently hosted an Easter egg hunt. She lives in the complex and seems to have positive relations with a lot of residents. I think the place looks so good and has such great stuff in part because things directly impact her and her family.

The maintenance department has several members--about 4 currently. Al and Joel lead the team as I write this. They are all warm and friendly people. They do a phenomenal job of addressing issues--even emergencies that arise after hours. In my experiences, they fixed things well in one visit. Sometimes, they even found things to fix beyond what I called about.

The feel of the place changes depending on where you are inside the complex. One corner can feel crowded and noisier than another. Changes in neighbors can make things more or less comfortable. So, think about your priorities/needs when picking a unit.

You get the benefits of convenient location in exchange for sounds of sirens, helicopters, and planes. Newer complexes offer garages in contrast to JPP's car ports, but not the huge grassy areas and multiple pools and playground. In any case, it worked for my family for more than half a decade.

DO NOT DO IT

Just move onto the next listing. Don’t do it. $600 pge bill and our apartment was 90°+ every day in the summer. Ridiculous. I can go on for days with complaints but I’ll just keep it simple and say MOVE ONTO THE NEXT ONE.

Would Not Reccommend

This property seemed great at first, but management is not helpful and often rude. The buildings are outdated, electricity is expensive due to all electric appliances and heat/air. The countertops, cabinets, and tub are made of cheap materials.
Looks are deceiving. According to friends who have lived here before they will not give you your deposit back.

Horrible Management

I wish I can give a minus 5 rating! I have lived here for a total of about 2 years and I always have terrible experiences with the office staff! DO NOT MOVE HERE unless you like being yelled at! I have recently had maintenance staff following my son and his friends to kick them out of the pool, although all of them are 14 except my son who's 13y! At last Kayla, the manager yelled at me in the pool for having my dog which I didn't know that was not allowed. I was embarrassed in front of my... neighbors who were there. When I began to ask further questions she began to loudly talk over me. They will surround you with all their stupid non-sense rules to complicate things. Kayla and Jolene (managers) are so condescending and rude when they speak to you its so unprofessional. In the other hand, they lied about things, 2 weeks after I moved in they inspect a water leak in my master bathroom that they need to fix, my apartment was full of maintenance people for 2 days which was so annoying! Kayla then promised to give us a free carpet shampooing for my master bedroom which NEVER happened. So hard to get ahold of the office at all they leave early and transfer the phones to answering service before closing hours OFTEN. I called 4 times on the same day to open the tennis court for my kids'! and 3 calls to get my apartment sprayed from ants & cockroaches, and they can't get pest control out there until now! They schedule pest control 3 times and they never did it. Also, theft is one of all the problems you will have to deal with here, $500 worth sneakers got stolen from us and management nor security company did anything about it. Random water shut off and leaks every month. I will not be renewing my lease here nor will I ever be back. Don't live here. They don't deserve your money and you don't deserve their terrible customer service and evil. The grounds are beautiful and it lured us in but there is just no making up for the horrible people in the office and the way they treat you it made our experience miserable.

Bad management

The facilities were nice and it was in a good area. The leasing staff is very sketchy. To start off our time there, after we had a holding deposit for an appartment they called us 2 weeks before we were going to move in and said sorry, the current tenant is staying and that there were no more available. We had to pick a completely different set up. At the end of our lease they charged us $1,200. We notified them 60 days in advance that we were not going to renew the lease. They still charged us... an extra half months rent and $600 in cleaning fees even though we were only there 6 months. We were continually ignored from Cayla, a manager there, when we tried to ask why we were charged. Now we are in collections, being threatened. So overall a nice facility but management will screw you.
