Guarantor- Cosigners Qualifications: Must live in CA, 700+, Min. $165k yearly & demonstrate financial ability to cover their own expense and yours. No Exceptions, preference given to applicant who meets all qualifications
Self Qualifying: Tenant will provide $2,995 (1.5 x monthly rent) this is held in an account for you as a buffer. It is only held to cover rent/act as a buffer if you stop paying rent. It not a deposit. If tenant demonstrates ability to pay on time for 1 year, 1/2 will be returned to you and upon start of 2nd year of on-time payments 100% of buffer will be returned to you. If tenant moves out ALL of Buffer is returned back to you.
